The Planner for the Albemarle County Current Development Division will grant or recommend approval of the final plat referenced above when the following comments have been addressed. [Each comment is preceded by the applicable reference, which is to the Subdivision Ordinance, unless otherwise specified.] 1. [14- 302(A)(1)] Name of Subdivision. Please revise plat title to include Lot 28 in its name. 2. [14- 302(B)(1)] General Information. Please be sure to modify date of last revision to reflect revisions to these requested changes. 3. [14- 302(B)(5)] Zoning classification. Missing. Please add zoning. 4. [14- 302(B)(10)] Stream buffers note. No stream buffers are shown. Please remove note. 5. [14- 303(D)] Acreages of lots. Please determine order of recordation by the Circuit Court. Once order of recordation is determined, please revise lot acreages to reflect changes from existing acreages to proposed acreages for the first plat and begin acreage summary table for second plat with final acreages from the first. 6. [14- 303(Q)] Water and sewer notation. Please add a statement that the subdivision will be served by a public water supply and public sewer system. 7. [14- 303(R)] Point of access notation. Incomplete. Please state verbatim, "All subsequent divisions of the residue shall use the point of access or entrance from the street shown hereon." 8. Preliminary Condition 1 for Final Approval - 0812612011 (Gerald Gatobu). Please submit evidence that proffers have been satisfied. 9. Preliminary Condition 2 for Final Approval - 0812612011 (Gerald Gatobu). Comment not sufficiently addressed. A running tally of lots similar to the table for the Acreage Summary on sheet 1 is needed. Please also revise "Total Lots for Section K2:" to say "Total Lots for Section K2B." Page 1 of 2 10. Condition 1 of Determination of Revised Timing - 0910212011 (Amelia McCulley). Within sixty (60) days of the date of this letter, Glenmore Associates shall construct and maintain guardrails on the existing Carroll Creek crossing on Carroll Creek Road. The standard for this guardrail shall be approved by the County Engineer. This work shall also include any signage or reflective markings determined by the County Engineer to be necessary for safety purposes. Once the above review comments are addressed, approval will be for Current Development planning only. Comments from other reviewing agencies will still need to be separately addressed in order to receive other applicable approvals.
