Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [Comment] Please remove any reference to `Site Plan' from this Subdivision Plat application. Any sheet that is titled `Site Plan' should also be renamed. 2. [Comment] Please refer to previously approved plats for this project for any notes that may need to be included. 3. [14- 302(A)3] Existing or platted streets. Please provide the width of all existing or platted streets and all other rights -of -way. 4. [14- 302(A)4] Private easements. Provide and label the location and dimensions of all existing and proposed private easements. Existing easements must include the deed book, page number, and owner of record. A letter of intent for any off -site easements is also required. 5. [14- 302(A)5] Public easements. Provide and label the location and dimensions of all existing and proposed public easements. Existing easements must include the deed book, page number, and owner of record. A letter of intent for any off -site easements is also required. Any proposed easements should be labeled `dedicated to public use'. 6. [14- 302(A)8] Proposed lots. Provide dimensions for all boundary lines of each lot, including frontage on any proposed street. 7. [14- 302(A)9] Building sites on proposed lots. The plat indicates each lot has a building site that meets the requirements of 4.2.2.2; however, this section of code does not exist. It appears you should reference 4.2.2(b)1; please verify. Also, list the minimum size building site provided or provide a `typical' diagram of the building sites indicating the minimum size. An example diagram can be provided upon request. 8. [14- 302(A)12] Topography. The plat indicates critical slopes are present on this site, please show the locations of critical slopes on both the lot layout and grading plans. 9. [14- 302(A)14] Land to be dedicated in fee or reserved. Provide the location, acreage, and current owner of all land intended to be dedicated in fee or reserved for public use, or to be reserved in a deed for the common use of lot owners in the subdivision. For this project, any such land should be labeled `Common Area and Common Open Space'. See comment #18 for more information. 10. [14- 302(B)1] General information. Please provide the north point and scale on all necessary sheets. 11. [14- 302(B)3] Public areas, facilities or uses. Indicate the location of all areas shown on the comprehensive plan as proposed sites for public areas, facilities or uses which are located wholly or in part within the property. Please also add a note indicating that lots #19 & 20 will not have access onto the connector road. 12. [14- 302(B)8] Yards. Revise the setbacks and yards for all corner lots to indicate the correct front and side setbacks (see 4.6.2(b)). 13. [4.6.1(c)] Frontage and lot width measurements. Revise the setback /yard lines shown to establish the depth of all front and rear yards to where the minimum lot width is achievable. 14. [13.3] Area and bulk regulations. Please present the density calculations to two (2) decimal places as indicated in the table. 15. [13.3] Area and bulk regulations. It appears some of the lots do not meet the minimum width requirement of 80'; please revise the lot layout accordingly. 16. [13.4.1] Environmental standards. Provide boundaries and acreages of all wooded areas being maintained to demonstrate the requirement for the requested bonus density is being met. More detailed information will be required with the Final Plan. If what appear to be easements on Sheet 7 extend into the `maintained' wooded area, the treeline should be revised and that area cannot be counted toward this requirement. Provide a table on the cover sheet indicating each area and the sum. 17. [13.4.1] Environmental standards. For your reference, street trees are required to be shown on the road plans for this development to meet the requirement for bonus density. 18. [2.2.3] Minimum open space required. The total acreage of open space presented on the cover sheet is not the same as the sum of the individual acreages presented on the layout sheets; these numbers should coordinate, please revise. Provide a table on the cover sheet indicating each area and the sum. It also appears that there is open space already platted with Phase 1; this project needs to be presented either in its entirety for all elements (density, number of lots, open space, etc) or completely separately. Please also label all open space for this project as `Common Area and Common Open Space'. 19. [2.2.3] Minimum open space required. In the Planning Commission review approving the open space on the previously approved preliminary plat, they requested a 50' Greenway Trail area be indicated on the plat; please show and label this area. 20. [14- 409(B)] Extension of streets. All public streets within a subdivision shall be extended and constructed to the abutting property lines to provide vehicular and pedestrian interconnections to future development on adjoining lands, terminating within the subdivision with a temporary turnaround. The arrangement of the public streets shall provide adequate access to adjoining lands within the subdivision where necessary to provide for the orderly development of the county including, but not limited to, reserving temporary construction easements of sufficient area to accommodate the future completion of the street when the adjoining lands are developed. Revise the road layout to meet this requirement or apply for a waiver as indicated in section 14- 409(D).
