The revisions contained in the drawings satisfy comment #1 of the outstanding conditions of approval listed in the October 7, 2011 ARB action letter regarding the Hyatt project. I'd like to take this opportunity to clarify the status of the ARB review /approval of the Hyatt project. Although the Hyatt was submitted as an individual ARB application, it is included in the overall Stonefield Town Center site plan. At this time, lighting is being removed from the Town Center site plan to facilitate site plan approval. A site plan amendment will be submitted later to add lighting back into the project. That amendment must include site and building lighting for the Hyatt and must address the Hyatt lighting comments listed in the October 7, 2011 ARB letter. I understand that individuals outside of your office will be handling this work. Those outstanding comments are listed here for easy reference. 1. Provide a complete lighting schedule that includes both site lights and exterior building lights. Coordinate the information in the luminaire schedules. Indicate lamp type and wattage. If initial lumens exceed 3,000, include specific information to confirm that the fixtures (XSW2 and possibly others) are full cutoff fixtures. Indicate a flat lens for the SRC1 fixture. Include exterior building fixtures on the photometric plan. Include exterior building fixture cut sheets in the site plan. Clarify the mounting location and method, and the extent of intended illumination for the XSC1 fixture(s). 2. Revise the color of the XB/XH fixtures /poles to bronze. 3. Clearly indicate the height of the pole lights, including bases, on the lighting plan. 4. Include the following note on the plan: "Each outdoor luminaire equipped with a lamp that emits 3,000 or more initial lumens shall be a full cutoff luminaire. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half footcandle." The October 7 ARB letter also includes outstanding comments regarding signage for the Hyatt. Those three items, listed below for easy reference, need not be addressed for site plan approval. However, they must be addressed prior to sign permit approval. Please keep this in mind as that stage of your project approaches. Revise the sign proposal to indicate that the logo is multicolor and non - illuminated. Revise the sign proposal to not exceed a total of 200sf maximum. Revise the sign drawing to include identification of the materials of the sign and the lamp type. If LED illumination is proposed, provide the following note on the sign drawings: The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliamp (ma) neon. With the revised elevations you submitted yesterday, the removal of lighting from the site plan, and the ability to postpone sign approval until the sign permit review stage, you may consider this letter your Certificate of Appropriateness for the architectural design of the Hyatt. This approval is predicated on the fact that the design and materials, as proposed and exhibited for review, will be used. The acceptance of approval implies that the applicant has agreed to execute the design as indicated on the site plan, attachments, materials, samples, and other submittal items presented. Any change in the approved design or materials will require an amendment to the plan and must be reviewed and approved by the Architectural Review Board.
