(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [Code of Development- Old Trail General Zone CT4 and CT5 Illustration] Block 11 is in section CT4, which does not allow units to have frontage on greenspaces. Revise the layout to meet frontage requirements. 2. [32.5.6 (b); Code of Development- Page 30] The maximum lot coverage for this block is 60 %. Lots 10, 13, 16, 18, 20 and 38 do not meet this requirement. Revise to meet this requirement. 3. [Rezoning Application Plan- Street Sections] The internal road right of way width must be 24 feet. Revise to meet this requirement. 4. [32.5.6(a)] Include the proffers in the set. 5. [32.5.6 (n)] Provide the dimensions and paving materials for all walks, parking lots, and driveways. 6. [32.5.6 (b)] The rear setback must be taken from the edge of easement/ right of way, not the edge of pavement. Revise to meet this requirement. 7. [32.5.6(a)] Indicate which units will be affordable on the plan sheet. 8. [32.5.6 (b)] On the cover sheet it states that each unit will have garage parking, however it is not clear on the plan if the units will be housing the cars. Please clarify that the parking will be in garages, otherwise the driveways will need to be 18 feet deep minimum. Response to Variation Request: 1. The variation is under review. Staff will provide an approval letter that will state that the rear setback can be reduced when a deck is proposed. The deck will still need to meet the requirements of Section 4.11.1.
