Your easements does not appear to adequately cover any of these. We have one approved plan for this facility, WPO200600055 LDS Church. A regional basin was approved with an amendment in 2008, but this was never bonded or issued a permit, and it has now expired. This leaves the biofilter conversion on the LDS Church plan, which is bonded. The church will need to finish this basin, and will need adequate easements and access. The stormwater easement at this point should be a permanent easement, as there is no pending alternative. They could still be changed later, if other plans were approved and permitted. These easements must cover the basin, outfall all the way to the stream, pipes and ditches leading from the LDS Church parking lot and Timberwood Blvd., and access for construction and maintenance. An adequate easement might look something like this; Glenn Brooks, P.E. Commonwealth Land Surveying field located the pond, which is now reflected and dedicated as a temporary drainage easement on the plat. Please confirm this is acceptable and let us know if the plat can now be approved. Thanks. Kirsten Munz, P.E., A.I.C.P.
