The following revisions are requested to make the proposal consistent with the design criteria that apply to the county -wide Certificate. 1. Add the following note to the site plan and the architectural plan: "Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated." 2. Add the following note to the landscape plan: "All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the plant." 3. Using the same materials /colors that were approved for Block 4 townhomes is acceptable. However, the materials and colors need to be identified on the Block 11 elevations. 4. Provide for review the side elevations for end units #14 and 22. Be sure materials and colors are identified. 5. Show the street trees on the Block 11 plan for Old Trail, Upland, Claremont and Glen Valley. If those trees are part of previously approved plans, note that and render those trees in a manner different from the new trees that will be approved with this plan. Please be sure EC tree requirements have been met. 6. Correct the note on LL -1 regarding the trees shown on the Block 4 Road Plan. The note references trees on Claremont, but those trees are included in the Block 11 Plant List. 7. The trees on the north side of Glen Valley appear to be in an easement. Please resolve the conflict. 8. Near the Glen Valley /Old Trail intersection, two Sweetbay Magnolias are shown, but they are labeled "3MV." Please correct the quantity. 9. There is a stray "12 IG" note on the south side of Unit #7. Please correct. 10. What is the height of Units #1 -7? If taller than 15 -21 as viewed from the EC, provide rear elevations for review. 11. Is the design of Units #8 -14 the same as 15 -21 and 22 -32? If so, indicate this in a note on the elevation sheet. 12. Is the design of Units #33 -40 the same as 15 -21 and 22 -32? If not indicate, the height of units 33 -40. If taller than 15 -21 as viewed from the EC, provide elevations for review. If the same height or shorter, indicate this in a note on the elevation sheet. Within 15 days of the date of this letter, please send me a letter (an email message is acceptable) indicating whether you will or will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve your application. If you choose to proceed with the revisions, please forward me one set of revised drawings together with a memo summarizing the revisions you've made and the attached resubmittal form. Your decision to make the revisions will suspend the 60- day review period associated with your original submittal. However, I expect to complete the review of your revised proposal within 2 weeks of your re- submittal. If you have any questions about this action, please contact me as soon as possible. I look forward to receiving your revisions and completing this review with an approval letter.
