With this document, my comments 2 and 4 have been addressed. Comment 1 (deed of easements) is an administrative
comment to be managed by Chris. After discussion with the applicant and the Zoning Department, Comment 3 (tving of
the pipes) can be adequately handled by the posting of a bond for the storm sewer. Once this bond is posted,
engineering review will have no objection to the approval of this easement plat. The applicant is to coordinate the tving
of the public sewer line with Ray Lilly and submit the final camera files to him. Once the county has reviewed the files
from these pipes and found them to be in satisfactory condition, the storm sewer portion of this bond can be released.

I'm attaching my plat with revisions addressing your comments as follows:
1. 1 don't show the stream buffer and remove any reference. The buffer has been shown on previous plats.
2. Corrected owner's consent.
3. Added the DB reference.
4. Added the DB reference.
5. Corrected the legend.
6. Added the offsite easement for TMP 61 -184 (Phil's comment).
7. Removed easement segment between buildings 3 &4 (Phil's comment).
Due to these revisions I had to reformat the plat. I trust the above plat adequately addresses your concerns. If you have
any questions regarding the above, please do not hesitate to contact me or my office. When all your concerns have
been addressed please notify this office. Thank you for your assistance in reviewing the above.

SUB 2011— 00149 Treesdale Easement
The County of Albemarle Division of Current Development will grant or recommend approval of 'the plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1) [14- 302(B)(10)] Stream buffers. On the plat provide the note for stream buffers so it complies with the
ordinance. Provide the following note on the plat: "The stream buffer(s) shown hereon shall be
managed in accordance with the Albemarle County Water Protection Ordinance."
2) [14- 303)(A)] Statement of consent to division. On the plat revise the Owner's Consent note so it
complies with the ordinance and includes the following segment: "Any reference to future potential
development is to be deemed as theoretical only."
3) The plat which created Parcel Z was approved in our office on 11- 23 -11, however from the notation on
the plat "DB XXX -XXX (Parcel Z)" it appears the approved plat has not been recorded in the Clerk's
Office. The plat which created Parcel Z needs to be recorded and the recordation information needs to
be included /updated on this plat prior to our approval of the current plat referenced above.
4) To avoid confusion on the plat please reference the recordation information of the plat which dedicated
the 9,087 SF for public use.
5) On sheet 2 the permanent storm sewer easement lacks shading and does not match the legend. To avoid
confusion it is recommended the easement be shaded to match the legend.
The Deed of Easement associated with the plat is being reviewed by the County Attorney. Once I receive
the results of his review I will let you know. Also, attached I have provided comments from Engineering,
please address these comments. If you have any questions or need further assistance please contact

Subject: Treesdale Storm Sewer Dedication Easement Plat (SUB - 2011- 00149)
The easement plat for the Treesdale Storm Sewer Dedication, received on 15 December 2011, has been
reviewed. Engineering can recommend approval to the plat once the following comments are addressed.
1. The applicant must submit a Deed of Easement for the dedication of the public drainage
easements. The applicant should contact the County's Attorney's Office for the most recent deed
template for public drainage easements.
2. For some segments of this drainage system, the full width of the easement is not provided on the
Treesdale property. Some pipes require easements onto TMP 61 -184. Previous plats have
recorded some drainage easements on this parcel, but amendments to the design of the storm sewer
system may have made the current easements on TMP 61 -184 incorrect. Please show these
Stonewater drainage easements on this plat with the deedbook and page numbers labeled. Please
make any and all corrections to the easements on TMP 61 -184 so that a full easement is provided.
It appears a drainage easement on Parcel Z is particularly needed. Public entities cannot maintain,
this system if the full easements are not provided over the entire system.
3. A video camera inspection of all pipes dedicated to public use must be performed prior to
acceptance to assure that the system is in good working order. The video inspection shall be
conducted in accordance with VDOT's video camera inspection procedure. Two days before the
inspection is performed, please contact county inspectors so they can schedule themselves to be
present for the inspection. The digital files from the inspection shall also be provided to the
county for review.
4. The segment from the inlet between buildings 3 and 4 must not be dedicated to public use. Only
water carrying runoff from the VDOT ROW must be dedicated to public use.
