RE: ARB- 2011 -71: Restore'N Station Convenience Store and Fuel Pump Canopy and Signs

Dear Ms. Higgins,
The Albemarle County Architectural Review Board, at its meeting on Monday, August 1, 2011 completed a preliminary
review of the above -noted request to construct a convenience store with associated fuel pump canopies, and to construct
an LED illuminated freestanding fuel sign and a gas pump canopy sign. The Board took the following actions.
Regarding the Architecture and Site Design:
The ARB offered the following comments on the preliminary review of the site development plan for the applicant's next
submittal. Please note that the following comments are those that have been identified at this time. Additional comments
may be added or eliminated based on further review and changes to the plan.
1. Eliminate spandrel glass from the proposal.
2. Revise the brick wall on the second floor of the north elevation so that the columns are sitting on top of piers.
Eliminate the band of siding that wraps between the brick and the siding. Where the brick meets the piers, the
exposure should be brick.
3. Revise the materials on the second floor of the west elevation to present a more coordinated appearance.
Extending the horizontal siding to the rear corner of the elevation may be appropriate.
4. Revise the planting scheme along the western parcel boundary to present a more natural appearance similar to the
planting scheme along the EC. Incorporate irregular spacing and clustering of diverse species, including evergreen
species (approximately 25 -30% at 6 -8', not to include white pine).
5. Coordinate the landscape plan and plant schedule regarding the number of red maples proposed on the site.
6. Revise the cupola proportions to result in a steeper roof. The vertical cupola roof dimension should be the same as
the vented base vertical dimension.
7. The applicant will, in a work session to be scheduled, provide development of details relating to the cornice, the
columns, the brick piers, and the connections between awning and entrance roofs.
You may submit your application for continued ARB review at your earliest convenience. Application forms, checklists
and schedules are available on -line at www.albemarle.oriz/ARB. Revised drawings addressing the comments listed above
are required. Include updated ARB revision dates on each drawing and an ARB approval signature panel. Please provide
a memo including detailed responses indicating how each comment has been addressed. If changes other than those
requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with
"clouding" or by other means will facilitate review and approval.
Regarding Signs:
The ARB unanimously approved the following actions on the signs proposed for the Restore'n Station development.
1. The fuel pump canopy sign can be approved by staff as proposed when the sign permit is applied for.
2. Staff may review and approve the Restore'n Station wall sign if it meets all sign guidelines when the sign permit
is applied for.
3. Signs, such as those shown in the 2 °d story porch cornice on the east elevation, may not be approved if they
obscure or overlap architectural elements and/or details.
4. The monument sign can be approved by staff as proposed, if the location is approvable by Zoning, when the sign
permit is applied for.
You may submit sign applications at the Community Development reception desk at your convenience. Please ensure that
the sign design is coordinated to resolve comment #3, above.
