Hope you've been doing well. I have reviewed the septic records for the Cismont Market Zoning Clearance (2011 -214). To sum it up, I have no real issues provided that the use remains the same and that the total water use per day complies with septic permit 101 -97 -0538 (300 gallons per day). I know that the current use has food preparation as part of a "country store ". I would ask that no additional food preparation occur until a PE has evaluated the existing septic system and verifies that it can handle the new use. The reason that I say this is because when I review the septic permit, I note that it was issued as part of a septic repair in 1997 and it appears that the Health Department was "working with" the property owner at that time to keep the costs down. The drainfield has supposedly been functioning without issues since 1997 and I have no reason to believe that it is going to have issues just because of new ownership. If additional water use, menu changes, employee staffing, etc, were to occur, they could complicate things and poten"ially cause the system to have issues. I feel that the system is somewhat small given the current food service operation and I want to make you aware that any expansion out there could stress the existing septic system. I would strongly encourage the current property owner to protect the existing septic system to the greatest extent possible. I say this because the system has already been repaired and the likelihood of finding another suitable area with standard septic tank effluent is not likely. One recommendation would be the installation of a self contained grease trap outside of the store to catch any kitchen wastes before it goes to the existing septic tank. I would also recommend that the owner contact a PE to perform a wastewater characterization to determine what the effluent strength currently is. This could prove to be valuable because if the wastewater strength is high, then the owner could elect to treat the wastewater with some form of pretreatment before'it goes to the drainfield. The end result could be a drainfield that last longer before the owner has to replace the system. If you have any questions or concerns, please let me know.
