Subject: SDP -2011-081- Shifflett Property - Tier II PWSF- Final
The Planner for the Planning Division of the Albemarle County Department of Community
Development will recommend approval for the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been identified
at this time. Additional comments or conditions may be added or eliminated based on further
review.) [Comments 1 thru 6 are preceded by the applicable reference to the Albemarle County
Code.]
1. [5.1.4(b)(2)] The Easement for Fall Zone, submitted with this application, has been sent
to the County Attorney for review. Comments will be provided as soon as they are
received.
2. [5.1.4(c)(2)] Revise Sheet C-4 Enlarged Site Plan to include a note indicating that
outdoor lighting for the facility shall be permitted only during maintenance periods.
3. [5.1.4(c)(3)] Revise Sheet C-3 Elevation View to include a note indicating that no point
on the face of the antenna shall project more than 12 inches from the face of the existing
structure to which it is attached.
4. [5.1.4(c)(7)] The owner of the facility shall submit a report to the agent by no earlier than
May or no later than July 1 of each year. The report shall identify each user of the
existing structure, and include a drawing, photograph or other illustration identifying
which equipment is owned and/or operated by each personal wireless service provider.
Multiple users on a single tower or other mounting structure may submit a single report,
provided that the report includes a statement signed by a representative from each user
acquiescing in the report. Check to see if a report has been submitted for 2010 and submit
one if it has not. This is not a condition of approval for the proposal under review.
5. [5.1.4(d)] The subject parcel lies within an Entrance Corridor Overlay District; therefore,
Architectural Review Board approval is required. That review is currently scheduled for
February 6, 2012.
6. [5.1.4(d)(8)] Revise Sheet C-3 Elevation View to include a note indicating that all vertical
cables, wiring and similar attachments on the outside of the pole shall be placed to face
the interior of the property, away from public view.
Miscellaneous/errors:
a. Sheet C-1 Site Plan incorrectly labels TMP 87-6, 87-7A & 87-7C as Rural Areas
zoning, and Page 2 of the project description under Character of the Area
misidentifies the zoning of the parcel under review as Rural Areas. The correct
zoning is Village Residential (VR); please revise accordingly.
b. Sheet G-1 Cover Sheet and Sheet C-1 Site Plan has the property owner's last
name misspelled. Please revise to the correct spelling "Shifflett".
