Mr. Groper,
I have reviewed your sign application for the JoAnn Fabrics signs at Rio Hill Shopping Center and have
identified the following issues that will need to be addressed before I can administratively approve this
proposal.
Wall Sign.
Internal LED is proposed for the channel letters. Revise the sign drawing to include the required LED lighting
intensity note:
The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of 30
milliamp (ma) neon.
Tenant Panel Sign:
We are not currently able to approve any tenant panel refacings for the reason outlined below:
A 2003 action of the Board of Supervisors requires that when one tenant panel is to be changed in this
freestanding sign, all of the tenant panels must be revised to have opaque backgrounds. Margaret
Maliszewski spoke with Laurence McKenny, Vice President and Director of Property Management with
Rosenthal Properties back in August 2010 regarding this requirement and a request by T.J. Max to
reface their tenantpanel. He indicated at the time that the other tenantpanels would not be changing.
Consequently, we were not able to approve that request for TJMax.
Should the property management agree to revise all tenant panel signs to have opaque backgrounds, the
following issues for this proposal would need to be addressed for an administrative approval:
Sign colors:
A sample of the proposed red vinyl color was not provided with this application. Either provide a sample or
revise the sign drawing to include the equivalent Pantone number for that color red.
Sign Illumination:
The sign drawing would need to be revised to include a note indicating the tenant panel background would be
opaque, only the text shall illuminate.
Text Dimensions:
The sign drawing shows the proposed height of the text but not the width of each piece of text. Revise the
drawing to include the width of the text 'fabrics ", "JOANN" & "crafts "
