The Albemarle County Planning Division has received and distributed revision #1 last revised
and submitted on 1/19/12. The Planner will recommend approval of the major site plan
amendment referenced above, once the following comments have been addressed. Comments
that have been adequately satisfied are stricken out. Any updates to review comments from the
initial submittal on 12/12/11 are shown highlighted. Additional comments identified following a
field visit to the Squash Club site and proposed employee parking lot on January 24, 2012 have
been added. [Each comment is preceded by the applicable reference to the Zoning Ordinance,
unless otherwise specified.]

4.12.151 Curb Waiver. #14. Please submit a curb waiver for proposed
employee parking area. See alternatives available per Engineering
comments.
REVISION #1: A curb and gutter waiver request letter was
supplied on 1/19/12. It has since been withdrawn. Please add a
curb and gutter for the proposed employee parking area. Please
also revise the parking lot paving section to reflect curb and gutter

and gutter appears to be necessary for the travelway connecting the
proposed employee parking lot and the reconfigured racquet and
squash club parking lot.

Improvements — Construction and Bonding. Please build or bond
proposed improvements.

Revisions are necessary. Please provide 7 full -sized revised copies
and 1 reduced copy with each set of revisions.

Once final approval is obtained and the signature copy has been
signed by the agent, please return 4 print copies to the
agent /planner.

For all parking and loading areas, indicate size and width of
aisles. Please label in the immediate vicinity of where parking
spaces are shown.
19. [32.7.2]
Safe and convenient access; Circulation; Pedestrian Ways;
Parking and Loading. Based on a field visit on January 24, 2012, it
appears that the applicant /design -team suggested 15 MPH will not
be adequate for the travelway immediately along the proposed
employee parking lot. 25 MPH was found to be a more
likely average vehicular speed by the Engineer. Please remove 15
MPH notation and re- design this area to accommodate 25 MPH
traffic. Please re- design this area to make circulation and ingress
and egress at the entrance from the travelway along the employee
parking lot to the employee parking lot have "safe and convenient
access." The width of this travelway needs to be 20' or greater at
this junction [See also 32.7.2.5/32.7.2.71.

Please place "no parking" signs on all travel lanes and streets
associated with this major site plan amendment to prohibit
parking on any roads that don't already have these signs.

Obtain ACSA/Fire & Rescue approval prior to final signatures.

Fire and Rescue has indicated that Fire Protection regulations have
not yet been met. Please work directly with them to revise the site
design as needed.

Landscaping shall be bonded prior to issuance of a certificate
of occupancy.
