To construct a car wash as the first phase of a development whose other buildings have already been
approved by the ARB.
Context/Visibility
The car wash is to be located in the northwest corner of the Three Notch'd Center development, approx.
180' north of the EC. The car wash will be more visible when first constructed than after the completion of
the final phase of the development. When first completed, the car wash will be visible between the
buildings that currently stand along the EC. With the final phase of development, the new EC buildings will
block most views of the car wash from vantage points east of the car wash. Visibility of the car wash will be
maintained across the new entrance and parking lot located just west of the proposed frontage buildings.

3. Update the landscape plans and plant schedule to specify the tree and shrubs proposed around the car wash and to account for trees
deleted from the plan.
4. Clarify on the plan how the parking rows terminate at the east end of the car wash building.
