Perez, Senior Planner Division: Current Development Date: March 12, 2012 Subject: SUB 2012 — 00017 Redbud - BLA Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(1)] Vicinity Map. A map at a scale of one (1) inch equal to two thousand (2,000) feet showing the property and its relationship with adjoining land and streets. Revise the vicinity map to show the properties subject to the BLA and assure it meets the requirements of the ordinance with regard to scale. 2. [14- 302(A)(4)(5)] Revise Note #3 to omit the portion which reads: "Easements and encumbrances not shown may exist." Or revise the note so that it reads more along the lines of Note #10. County Code requires all private and public easements be shown. 3. [14- 302(A)(9)] Building sites on proposed lots. On the plat revise Note #11 for buildable area and slopes so they comply with the ordinance. Provide the following note on the plat: "Tax map Parcels 62 -52A, 63 -1B, and 63 -1C each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 4. [14- 302(A)(10)] Right of further division of proposed lots. Please fill out and add the following note to the plat: "Tax Map 63 Parcel 1B is retaining one development right and may not be further divided. Tax Map 63 Parcel 1C is retaining one development right and may not be further divided. Tax Map 62 Parcel 52A is retaining one development right and may not be further divided." 5. [14- 302(8)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 6. [14- 302(8)(8)] Yards. Revise Not #1 to include the Front Setback along an existing public street = 75' 7. Assure the revised acreage of Tax Map 62 -52A is correct. As depicted on the plat it is 2.01 acres, as listed in the Area tabulations Chart it is 2.102 acres. Revise if appropriate.
