The application and concept plan for a museum building, restroom, access and parking areas, and to allow
special events, has been reviewed. The following comments are offered for your use;
A more detailed concept plan is needed. I cannot tell what the intended improvements are. Most items
are labeled "possible future ", and others are not legible. Please have a plan drawn to scale, or at least
dimensioned and of a legible size, showing the structures, parking areas, screening, paving or gravel,
roadways and travelways, etc.

2. Regarding the requested site plan waiver, please have the applicant go through the site plan sections of
the ordinance (18 -32, and 18 -4.12) and indicate which items are to be waived.

3. It appears that clearing and grading will occur, and an erosion and sediment control plan will be
required. The limits of clearing or project area should be shown on the concept plan also. If the intent
is to avoid this requirement by staying under the 10,000 square feet threshold, care should be taken to
show this on plans, so the commission and board are aware.

4. A concept for stormwater management should be included with the concept plan. Impervious area
additions will require stormwater management meeting the Water Protection Ordinance requirements.

Traffic impacts during special events should be addressed. Depending on the size of events or
festivals, a plan for temporary traffic controls might be necessary.

6. Entrance and entrance road improvements should be addressed. It is recommended that the entrance
road at least meet the standards equivalent to a 3 -5 lot subdivision.
