Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [32.5.6(a)] Please coordinate the dates on the plan sheets; the cover sheet is dated October 14, 2011 while the other sheets are dated 3/22/11 with a revision date of 10/19/11, and the seal is dated 11/14/11. No revisions have yet been submitted on this application, so all sheets should have the same original date and a revision date should be added for revisions based on this round of comments. The seal should coordinate with the revision date. 2. [32.5.6(a)] Revise the setback information provided to indicate a 50' building setback along the rear boundary line as it abuts a residential district (see section 26.10(b)). Please also add a line indicating the 30' undisturbed buffer zone required along the rear boundary line. This buffer zone is required when an industrial district adjoins a residential district (see section 26.10(c)). Screening in the buffer zone isn't required on this plan because the storage yard will be screened by the proposed fence. Indicate all setbacks graphically on the site plan with labels, and list on the cover sheet. 3. [32.5.6(a)] There are multiple boundary line dimensions provided along the eastern property line; please clarify which is the accurate dimension and delete the others. 4. [32.5.6(f)] Please revise the drinking water watershed note to include that the parcel is in the South Fork Rivanna Reservoir watershed. 5. [32.5.6(i)] Provide the centerline radii and pavement widths for all existing and proposed access easements and travelways. 6. [32.6.6(d)] Provide a legend showing all symbols and abbreviations used on the plan 7. [32.6.6(i)] The plan you submitted meets the landscape requirements of Section 32; a waiver is not required, and the fee that was paid will be refunded. ARB review and /or the mitigation plan required by Engineering may necessitate the installation of landscaping; however, those requirements are not a part of the `landscape plan' review. 8. [32.7.9.4(b)] When existing trees /plants are to be preserved in lieu of planting new materials in order to satisfy landscaping and screening requirements the landscape plan shall indicate the trees to be saved; limits of clearing; location and type of protective fencing; grade changes requiring tree wells or walls; and trenching or tunneling proposed beyond the limits of clearing. Please indicate the location and type of protective fencing on the site plan. 9. [32.7.9.5(b)] Label all pervious areas of the site with what type of material will be used to provide permanent protection from soil erosion (mulch, grass, etc). 10. [32.6.60)] No information regarding outdoor lighting was submitted for review; please verify that no outdoor lighting is proposed. 11. [Comment] Please provide copies of off -site easements, or letters of intent to grant them from off -site property owners. 12. [Comment] As indicated in comments provided by Engineering, a WPO application is required and must be approved before approval of the Final Site Plan can be granted. 13. [Comment] As indicated in comments provided by the ARB, an ARB application is required and must be approved before approval of the Final Site Plan can be granted. 14. [Comment] This site plan cannot be approved until ACSA, Engineering, VDOT, ARB, and Fire /Rescue complete their reviews and grant their approval. Inspections and E911 have reviewed the plan and have no objections.
