(melodyBAH @aol.com) From: Ellie Ray, Senior Planner Division: Planning Date: February 22, 2012 Revl: February 28, 2012 Subject: SUB 2012 -00018 Belvedere Lot 157 — Easement Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(4&5)] Private & Public easements. All proposed easements should be labeled with information indicating to whom the easement is dedicated. All existing easements should be labeled with the deed book, page number, and owner of record. It appears one proposed and one existing easement are not properly labeled. Revl: Comment not fully addressed. Please provide information for new easement lines L28 and L29. 2. [14- 302(8)(1)] General information. For future submittals, please provide the date of the last revision. Revl: Comment addressed, but still valid. 3. [14- 302(8)(5)] Zoning classification. Correct the note regarding zoning to indicate this parcel is zoned Neighborhood Model District and is in the Airport Impact Area overlay district. Also include a note stating this parcel is subject to proffers associated with ZMA- 2004 - 00007. Revl: Comment not addressed. Please add information regarding the AIA overlay district and the previous ZMA to the notes. 4. [14- 302(8)(7)] Reservoir watershed. Revise the note regarding the watershed to read, `the property shown herein is not located within a water supply protection area'. Revl: Comment addressed. 5. [14- 303(C)] Boundary lines. Some boundary line dimensions appear to be inaccurate. This could be a result of the plat not being printed to scale, but some of the proposed easement lines do appear to be correct (or at least very close). Please verify all dimensions and include properly scaled prints at the next submittal. All external boundary dimensions should also be shown on every sheet. Revl: Comment addressed. 6. [14- 303(H)] Monuments. Please show at least two monuments or add a note referencing the location of monuments. Revl: Comment addressed. 7. [Comment] This plat cannot be approved until ACSA, engineering and the County Attorney complete their reviews; additional comments may be forthcoming. Rev1: County Attorney comments have been forwarded. ACSA and Engineering comments are still forthcoming.
