Perez, Senior Planner Division: Current Development Date: March 26, 2012 Subject: SUB 2012 — 00030 The Haven at Stonefield — Easement Plat Fax 434 - 972 -4126 The County of Albemarle Division of Current Development will grant or recommend approval of the Easement plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(8)(7)] Reservoir watershed; agricultural forestal district. Revise note #4 so it reads: "this property does not lie within a water supply watershed" rather than the current iteration which references "water supply protection area ". 2. [14- 302(8)(5)] Zoning Classification. The zoning classification of the property, including all applicable zoning overlay districts, proffers, special use permits and variances. The zoning of the property also includes any rezoning of the property. On the plat please include the most recent approved ZMA # for the property. 3. [14- 302(A)(11)] Instrument creating property proposed for subdivision. On Sheet 1 revise the Source of Title to include the recordation information of the recently approved and recorded plat for Stonefield that created this lot. 4. [14- 302(8)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat. 5. The plat extends Inglewood Drive. Should the plat also reference the recorded Master Declarations which contain the maintenance agreement for this road? 6. On sheet 2 assure that District Avenue is labeled as it is in the recently approved and recorded subdivision plat of Stonefield: "Right of way reserved for dedication upon demand of the County" 7. On sheet 2, there is a 25' Landscaped Setback DB4030 Pg 335 listed; however, on the sheet 6 of the recently approved and recorded subdivision plat of Stonefield, it is labeled as "25' Buffer DB4030 Pg 335." To avoid confusion assure consistency between the two plats. 8. The Stonefield subdivision plat that created this lot was approved on 2- 17 -12, and includes note #7 which states: "Easements for public water and sanitary sewer will be created by a separate document entitled: "Plat showing proposed public water and sanitary sewer easements over the lands of Albemarle Place EAAP, LLC" Is the current plat titled The Haven at Stonefield, which is under review in our office the "separate document" that note #7 on the original subdivision plat references? If so, the title of this plat does not match note #7 mentioned above. 9. Also, on the plat titled The Haven at Stonefield, which is under review in our office, sheet 2 depicts a "20' ACSA ESMT by Separate Instrument ". What document is this note referencing? If the easement is recorded, provide its recordation information. 10. Also, the title of the plat is: "Plat showing new up blic access & ACSA Easements for water & sewer lines over the lands of...." However this plat is extending Inglewood Drive, which is a private street. Should the title be revised to reflect this rather than referencing public access? 11. To avoid confusion it is suggested that the Tax Map Parcel number of this property be included on sheet 1 of the plat. Additional comments may be forthcoming from ACSA. Currently comments have not been received by this office, once received I will forward them to you.
