Smith, PE (bpspe(a- )embarg mail. com) From: Ellie Ray, CLA, Senior Planner Division: Planning Date: March 21, 2012 Subject: SUB 2012 -00032 Timberwood Square at Forest Lakes — BLA/Easement Fax 434 - 972 -4126 The County of Albemarle Planning Division will grant or recommend approval of the boundary line adjustment and easement plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [14- 302(A)(4&5)] Private & Public Easements. Label the existing access, sprinkler line, waterline and sanitary sewer easements with the name of the owner of record. 2. [14- 302(A)(4)] Private Easements. Please note the shared parking arrangement/easement required by the associated site plan. 3. [4.12.8(e)] Instrument assuring continuation of off -site parking. If stand -alone parking or off -site shared parking is to be provided, the applicant shall submit with the application for a site plan, site plan waiver or, if a site plan is not required, with an application for a zoning compliance clearance, an instrument that restricts the use of that part of the land on which parking is provided to that use, and assures that a minimum number of parking spaces as required by this section shall be established and maintained for the life of the use. The instrument shall be in a form that is suitable for recording, shall be subject to review and approval as to form and substance by the county attorney, and shall be recorded in the office of the clerk of the circuit court of the county before the site plan or site plan waiver is approved. As the parking requirements for the use or structure change, subsequent instruments may be submitted, reviewed, approved and recorded that rescind or modify the prior instrument. 4. [14- 302(A)(9)] Building sites on proposed lots. The plat shall contain the following note: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 5. [14- 302(8)(2)] Name of Plat preparer. Please add the name and seal of the plat preparer. 6. [14- 302(8)(5)] Zoning classification. Add AIA and reference to SP 94 -16 to the zoning note. 7. [14- 303(0)] Signature panels. The County does not require ACSA signature on the plat; their signature line can be removed. If desired, the line can be left in place and the agent will sign it N /A. 8. [Comment] This boundary line adjustment does not move the eastern boundary lines to establish the 20' buffer that will be required should a residential use be proposed on TMP 46134 -713. The adjustment is not currently required, but could be completed now to avoid an additional boundary line adjustment in the future. 9. [Comment] This site plan cannot be approved until ACSA and Engineering complete their reviews and grant their approval.
