Curb Waiver. #14. Please submit a curb waiver for proposed
employee parking area. See alternatives available per Engineering

REVISION #1: A curb and gutter waiver request letter was
supplied on 1/19/12. It has since been withdrawn. Please add a
curb and gutter for the proposed employee parking area. Please
also revise the parking lot paving section to reflect curb and gutter
addition (sheet 9) [See also 32.6.6d.6. (typical sections)]. A curb
and gutter appears to be necessary for the travelway connecting the
proposed employee parking lot and the reconfigured racquet and
squash club parking lot.

17. [32.6.4] Once final approval is obtained and the signature copy has been

18. [32.6.6g.] For all parking and loading areas, indicate size and width of
aisles. Please label in the immediate vicinity of where parking
spaces are shown.

19. [32.7.2] Safe and convenient access; Circulation; Pedestrian Ways;
Parking and Loading. Based on a field visit on January 24, 2012, it
appears that the applicant /design -team suggested 15 MPH will not
be adequate for the travelway immediately along the proposed
employee parking lot. 25 MPH was found to be a more
likely average vehicular speed by the Engineer. Please remove 15
MPH notation and re- design this area to accommodate 25 MPH
traffic. Please re- design this area to make circulation and ingress
and egress at the entrance from the travelway along the employee
parking lot to the employee parking lot have "safe and convenient
access." The width of this travelway needs to be 20' or greater at
this junction [See also 32.7.2.5/32.7.2.71.
Revision #2: The planner will defer to the reviewing engineer on
the design of the entrance to the employee parking lot. Obtain
engineering approval. However, due to the revised design of the
entrance to the employee parking lot, the existing treeline by the
proposed lot will no longer be preserved. Specify which landscape
features currently exist. The proposed location and type of
protective fencing also appears to be missing. On the existing
conditions and demolition plan, an area of selective clearing is

22. [32.7.6/32.7.6.1]
Fire and Rescue has indicated that Fire Protection regulations have
not yet been met. Please work directly with them to revise the site
design as needed.

23. [32.7.9.2]
Landscaping shall be bonded prior to issuance of a certificate
of occupancy.

bonded if it is not provided as indicated.
24. [General]
Please remove the reference to approval of the waivers by the
Planning Commission on 02/14/12. If desired, indicate that the
waivers were approved administratively on the dates that the action
letters were provided. Due to the Sinclair vs. County of Albemarle
VA Supreme Court case, the Planning Commission no longer has
jurisdiction over waiver reviews. However, since the action letters
pre -date this case, they are still valid.
25. [4.17]
Since lighting changes are proposed, the following comments
apply:
