Perez, Senior Planner Division: Current Development Date: March 28, 2012 Subject: SUB 2012 — 00035 Bentivar, Lot 18 - Final Fax 434-972-4126 The County of Albemarle Division of Current Development will grant or recommend approval of the subdivision plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-303(1)] Bearing and distance ties. Assure the bearing and distance ties on the plat are correct. Specifically the frontage of Lot 18A and Lot 18. Also, on the plat provide the bearing and distances for the new property line. 2. [14-302(B)(8)] Yards. On the plat provide the distance from the existing pool (accessory structure) to the new property line; assure it is at least a minimum of 6' from the property line (pursuant to Chapter 18 Section 4.11.2). 3. [14-302(A)(10)] Right of further division of proposed lots. Provide the following note to the plat: "The residue of TM 46-128 (Lot 18) retains three (3) development rights and may be further divided. Lot 18A is assigned 2 development rights and may be further divided. For Lot 18A, one (1) of these development rights is derived from the original boundaries of TM 46-126, when used shall be within the December 1980 boundaries. The other development right is derived from the original boundaries of TM 46-128, when used shall be within the December 1980 boundaries." 4. [14-302(A)(9)] Building sites on proposed lots. On the plat revise Note #7 for buildable area so it complies with the ordinance. While the existing house is to remain on the residue of Lot 18, the County needs to assure that there is buildable area on the revised lot. If applicable provide the following note on the plat: "Lot 18A and the residue of Tax Map 46 Parcel 128 (Lot18) each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 5. [14-302(A)(1)] Vicinity Map. A map at a scale of one (1) inch equal to two thousand (2,000) feet showing the property and its relationship with adjoining land and streets. Revise the vicinity map to show the properties subject to the subdivision. 6. [14-302(A)(4)(5)] Private & Public Easements. The location and dimensions of all existing and proposed easements. Existing easements shall be labeled with the deed book and page number and the name of the owner of record. County Code requires all private and public easements be shown on the plat. Per plats of record (DB 1241 Pg 482 and DB 1015 Pg 765) it appears that there are numerous 20' drainage easements throughout various areas of the property that are not shown on the current slat. If these easements exist assure thev are depicted and oroperly labeled on the plat. 7. [14-303(L)] Public Utility, drainage and sight distance easements. The location and dimensions of each public utility, drainage and sight distance easement outside of a street right-of-way; for each existing easement, include a note stating the deed book and page number. Per plats of record (DB 1241 Pg 482 and DB 1015 Pg 765) it appears that there are 10' utility and drainage easements along all lot lines. If these easements exist assure thev are depicted and orooerly labeled on the plat. 8. [14-316] Approval of entrance onto public streets. Please provide VDOT approval of the proposed entrance. Also, because Bentivar Drive is a state maintained road, on the plat provide its state route number: State Route 1033. 9. [14-308.1] Groundwater assessment. This subdivision requires a Tier 2 groundwater assessment. Provide the proper fee of $330 for this assessment. Provide your payment to the Community Development front desk. 10. [14-309 & 14-310] Soil evaluations, Health Director Approval of septic systems. The soil reports you furnished this office have been sent to the Health Department for review and approval. Our office is awaiting their determination. 11. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last revision on the plat.
