Megan,
I have reviewed the revisions to the plat and have the following comments:
1. Road "B" as shown in the application plan has been added behind blocks 5 and 20 but still needs to be
shown across the back of block 6. The application plan shows block 6 as only having access points on road
"B ". In addition, extending Road "B" across the back of block 6 as shown on this plat will create a 50 foot strip
between the back of block 6 and the proposed Road "B" and will create a problem with the access.
2. The road is still not shown between block 5 and 20 connecting to Old Trail Dr. across from Upland Dr. as
shown in the approved application plan.
3. Road "A" does not properly line up across Old Trail Dr. with the existing connection.
4. VDOT does not maintain sidewalks within easements.
5. The proposed right of way for Road "B" does not allow for an adequate design for the proposed curve
behind block 20. The radius of curve will be 120 feet with this plan and needs to be a minimum 200 feet.
6. The proposed curve between Road "B" and "A" is a continuous movement and needs to have an
adequately designed horizontal curve with a minimum radius of 200 feet.
7. The proposed right of way a the connection of road "A" with Old Trail Dr. may not have adequate right of
way for the minimum radius radial returns for the proposed connection. The proposed right of way at the
connection of Road "B" with Golf Dr. does not have sufficient right of way for the radial returns.
