This plat seems to have a lot of easements crossing land to be dedicated to the County, so please review the copy I sent down for any potential issues. Also, the applicant is planning a SWM facility within the land to be dedicated... engineering has recommended that the County not take ownership of this land due to the maintenance responsibilities, but others here in zoning tell me that you guys have been ok with this scenario in the past and just have them submit and record a maintenance agreement. Do you have a preference on which route is best? This project involves the dedication of approximately 20 acres of 'open space' to the County for a greenway trail system and connection to other parks in the Old Trail development. This dedication of land was approved by the Planning Commission during the review of the preliminary plat and the applicant received a density increase in exchange for this dedication. The current Final Plat is for just 6 lots, but it has several easements dedicated to ACSA that run through the land to be dedicated to the County. Since this land will eventually belong to the County, do we want /need to review the deeds of easement? This project also involves privately maintained sidewalks, public drainage easements and will likely necessitate an easement for the applicant to maintain SWM facilities that will be located within the land to be dedicated to the County; are you aware of any deeds submitted for review?
