The plat needs to match the approved site plan drainage structures and pipes. If an as -built change has occurred, a site plan amendment may be required. (I need a response to this indicating whether easements follow as -built locations or as- planned. If built, they should follow as -built locations.) Rev.2: This comment remains unaddressed. I am including another picture, similar to the one I sent via e -mail on January 6th. This time I am comparing the plat submitted yesterday (19 Mar), with the approved stormsewer system. The permanent drainage easement needs to convey through the entire property to an adequate outfall. Widths will depend on the depth of pipe, as indicated in the design manual. (The easement must continue through the Reserve site to the stormwater basin, and to the outfall into Dunlora) Rev.2: I have been instructed to allow an easement extending only to the first constructed manhole structure. That structure appears to be number 24. See above. 3. Only drainage easements discharging from the public road should be labeled "dedicated to public use ", and only to the first manhole. (Under this criteria, it does not appear that any easements would be dedicated to public use. However, a response from VDOT is needed to say whether they are willing to maintain any of the easements next to the public road. This is not usually the case for a private entrance discharging to the road.) Rev.2: This comment appears to be addressed. 4. The plat needs to clarify which properties are being modified. The current plat shows a vacation on parcel 158A, but no signature for that property. Parcel 159C is also shown but there is no departing property line, so it is not clear if the proposed drainage easement is on this parcel or 157.
