The road plan set (SUB201200008) submitted 8 February 2012 have received Engineering Review
and do not appear to meet Albemarle County minimum checklist items for approval. Please
adequately address the following comments for final approval:
A. Road Plan Set (SUB201200008)
1. Design will require intersection sight distance easements at these intersections:
Wheatfield Way & Wheatfield Lane
Wheatfield Place & Wheatfield Lane
Wheatfield Way & Wheatfield Court
Please include intersection sight distance easements as required at above intersections.
2. Show curb & gutter type at Claremont Lane and Wheatfield Way intersection [Albemarle
County General Construction Notes for Streets #4].
3. Current drainage patterns per typical section at south end of Wheatfield Lane show a crowned
typical section with a drainage structure (Structure # 18B) at only one end near the center of
Wheatfield Lane. Please provide a pavement warping detail or station range for the superelevation
transition for Wheatfield Lane in its typical section.
4. VDOT approval is required for Glen Valley Drive and Claremont Lane.
5. Please label the R/W and pavement widths for Old Trail Drive and pavement width for Upland
Drive.
6. Please label PC & PT for first horizontal curve for Claremont Lane (see WP0201200006 sheet
S -1).
7. Please tie the curve data to the road alignments by including the PC, PI, or PT for horizontal
curves with the other geometric data.

8. The following private roads access more than two development units:
North side of Wheatfield Court
South side of Wheatfield Place
Please provide a turnaround (tee or cul -de -sac) and the end of the access road to these private
roads. Please refer to the latest edition of the VDOT road design manual (Appendix B(1) sheet
B(1) -25) for a detail of the allowable hammerhead turnarounds.
9. Please add speed limit signs for Glen Valley Drive and Claremont Lane.
10. Please add street name signs on all corners.
11. Please label street names for Wheatfield Way, Court, Place and Lane on sheet S -3.
12. Please update Wheatfield Place Profile on sheet R -1 to identify the vertical curve data for
vertical curb with BVCS sta 10 +15. High point elevation and station lines appear to have been
clipped from the viewport for this detail.
13. Please provide derivation for minimum k value determinations or revise profiles. Current
vertical geometry for Wheatfield Way, Wheatfield Place, and Wheatfield Lane includes
substandard vertical sight stopping distance for a 15 mph design speed road.
14. Please indicate CG -1 underdrains at lower ends of cuts and vertical sags including near
Wheatfield Way sta 12 +00 and Wheatfield Court sta 11 +40. Recommend same at Glen Valley
Drive sta 10 +63.
15. Please increase stone base thickness under curb and gutter from 4" to 6 ".

16. Please revise drainage profile label for STR -36 to STR -26 up to include Structure #36. It
appears this drainage profile includes STR -36; however the label does not include it.
17. There appears to be a duplicate water main line west of Claremont Lane crossing pipe
structure #39. Please either depict this on the STR -40 to STR -12 profile or delete from plans.
18. Recommend labeling station for MH -8 as 0 +00.
19. Please provide a detail for any non -VDOT standard inlets or manholes including ADS Yard
Inlet — 24" Grate identified as Structure YD2.
20. Graphic drainage areas depicted on sheet DP -1 do not appear to match text label areas. Please
correct the areas or the scale of this drawing.
21. Please label the graphical depictions for ditch drainage areas (if still applicable) and enclosed
storm sewer drainage areas shown on sheet DP -1 of WPO201200006.
22. Please label all drainage calculations with independent table numbers. For example, number
the table on sheet DP -4 of WPO201200006 which depicts enclosed drainage structure flows and
capacities.

23. In un -named table described in comment H4, please update apparent rainfall intensity column
for correct units. It appears this column is labeled "MIN" when it should be labeled "IN/HR ".
Please advise if otherwise.
24. Drainage inlets as proposed will not fit onto geometry for Wheatfield Court and Wheatfield

Please provide a revised grading plan where there is much more room for the transition to a curb
inlet. Ideally, all curb inlets should be located in the turnaround areas away from the driveways.
25. If Structure 34 is inundated in a storm event, runoff will impact buildings shown as
constructed in Lot 20 & 21. Please revise the grade on Wheatfield Place or otherwise provide a
drainage system which includes overland relief in the event of the structure's failure. [14 -311]
26. Table 6 and Table 7 on sheet DP -3 include calculations for curb inlets with a curb and gutter
section. Typical private road and private travel way sections on sheet S -5 indicate CG -2 curb with
no gutter. Please revise the calculations in these tables to reflect proposed geometry.
27. Post build -out runoff coefficients identified in un -named table described in comment H4 do not match
coefficients shown on sheet DP -1 of WPO201200006. The values in the table appear to reflect the
additional impervious areas associated with the full build out of these single family housing units. Please
update the post - development drainage map when combining these plan sets to show the full build out and
ensure the runoff coefficients shown on the drainage map match the coefficients shown in the drainage
calculations.
