The Albemarle County Planning Division will grant or recommend approval of the boundary line
adjustment plat referenced above once the following comments have been addressed. The
following comments are those that have been identified at this time. Additional comments may
be added or eliminated based on further review. [Each comment is preceded by the applicable
reference to the Subdivision Ordinance, unless otherwise specified.]
1. [14- 301(B)]
Scale. Use a scale of 1 inch equals 50 feet.
2. [14- 302(A)2]
Vicinity Map. Provide a more detailed vicinity map. Show the relationship
of the parcels with landmarks in the area, in detail adequate to describe the
location of the property without field review.
3. [14- 302(A)3]
Existing or platted streets. Provide the ROW width for Breakheart Rd.
4. [14- 302(A)4]
Private easements. Show the location and dimensions of any and all
private easements on properties affected by the boundary line adjustment.
Label these as private.
5. [14- 302(A)5]
Public easements. Show the location and dimensions of any and all public
easements on properties affected by the boundary line adjustment. Label
these as public.
6. [14- 302(A)9]
Building sites on proposed lots. Show the location and area of potential
(30,000 square feet, rectangular) building sites to demonstrate that
building sites exist as indicated by the accompanying note on the front
sheet.
7. [14- 302(A)10] Right of further division of proposed lots. The development rights note
does not appear to be complete and/or accurate. Provide the development
rights note verbatim. Provide a correct development rights note, that reads,
"Parcel [letter or number] is assigned [number] development rights and
may /may not be further divided and when further divided these rights shall
not comprise more than [number] acres. The residue of Tax Map/Parcel
[letters or numbers] is retaining [number] development rights and when
further divided it shall not consist of more than [number] acres." Include
all applicable portions of this note.
8. [14- 302(A)15] Identification of all owners and certain interest holders. Provide the
names and addresses of holders of any easements on the two parcels
affected by the boundary line adjustment.
9. [14- 302(B)1] General information. Add the date of last revision with each re- submittal.
10. [14- 302(B)7] Reservoir watershed; agricultural forestal district. Doyles River is not
the reservoir or water supply watershed. It is a sub - watershed. Provide the
correct reservoir watershed.
11. [14- 302(B)10] Stream buffers. Show the location of all streams and stream buffers with
the accompanying note, verbatim.
12. [14- 303(E) Some dimensions are missing. See 2, 3, 4, and 7 above.
13. [14- 303(L)] Public utility, drainage and sight distance easements. Show any and all
public utility, drainage and sight distance easements that exist.
14. [14- 303(P)] Notary panels. Provide a separate notary block for each owner.
