The first final site development plan and comps (SDP20 1 1 00042) (SDP201200014) submitted 2
March 2012 have received Engineering Review and do not appear to meet Albemarle County
minimum checklist items for approval. Please note amended comments associated with this
letter in bold and italics. Please adequately address the following comments for final approval:
I ) Plan sheet has 2 slightly different titles and need to be corrected to just one for filing, bonding and
general records management.

2) All topography should beat least visually field verified by the designer within the last year. [18-

3) Sidewalks abutting parking will be 6' wide (exclusive of curb) or bumper blocks will be
shown /provided. Please see detail in design manual.

4) Please show Stormwater Profiles and computations for final approval.
(Rev I) Comment has been addressed by table on sheet C2.0. However, applicant will also be
required to show profiles or a selected existing storm table to demonstrate MS -19 on WPO
submittal.
(Rev] A]) Comment has been addressed. Per applicant correspondence 312712012, this project
will disturb approximately 6,000 sft. Future phases of development are not currently
anticipated and will not be considered at this time. The County will inspect the site to verify the
limits of disturbance during construction. If independent disturbed area calculations conclude
that this project is disturbing over 10,000 sft, construction could be delayed while an approved
Erosion & Sediment Control Plan is developed.
Should future phases of development be accelerated within this parcel or adjacent parcels with
the same owner, the limits of disturbance associated with the future phase and Phase I
construction will be considered together and must be protected and treated (phased

development [A.C. 17 -201 C]). Accelerated development shall be defined as any land
disturbance proposed for construction prior to the final acceptance of this phase and prior to
the release of the stormwater management bond for this phase. Please submit a Water
Protection Ordinance application and fee of $300 for review of the proposed Filterra water
treatment measure included with this development to treat runoff. This measure will require a
stormwater management agreement and bond.
6) (Rev 1) Please provide a VDOT curb ramp designation or equivalent for proposed curb ramp
(appears to be CG -12).
7) (Rev 1) Please locate existing water and sewer leads to existing medical office building at 1800
Timberwood Blvd. as this could need to be served by an easement to maintain service after
proposed building construction begins.
Stormwater Management and Mitigation Plan
1) Stormwater detention appears addressed by the existing pond system; however, stormwater quality
is not. Please show how the Stormwater quality will be addressed for both the commercial and
residential portions of site plan.

included in order for it to be approved shall be deemed to be withdrawn if the owner fails to submit a revised plan addressing the
omitted modifications, terms or conditions within six (6) months after the owner is informed of the omitted information as
provided under paragraph (B).
