The first final site plan and comps submittal (SDP201200017) submitted 16 March 2012 have
received Engineering Review and do not appear to meet Albemarle County minimum checklist
items for approval. Please adequately address the following comments for final approval:
Existing Conditions Information
1) Please field verify existing topography and note as much on the plans. Existing
topography must be field reviewed within one calendar year of each submittal.
Proposed Plan View Information
1) Proposed slopes steeper than 3:1 require low maintenance (not grass) ground
cover. Please note as much on the Landscape Plan.
2) Please indicate guardrail end section type for proposed guardrail adjacent to South
Pantops Drive and townhome access road.
3) Please provide VDOT equivalent or detail for guardrail proposed adjacent to
townhome access road.
4) Please indicate tree clearing in areas of proposed drainage easements with
proposed enclosed drainage to allow for excavation.
5) VDOT approval will be required for all construction on existing VDOT facilities
(i.e. South Pantops Drive).
6) Please provide proposed pavement marking plan for South Pantops drive to
include a 12:1 minimum taper for turn lane into this proposed development.
7) Please label radius for proposed turnaround behind unit 14. Please document
ability for a passenger vehicle to turn around at the end of the townhome access road.
8) Please provide a minimum radius of 12.5' from public entrance road to unit 1
driveway (currently this is 2').

9) Please provide a minimum of 18' between the unit 1 driveway and the radius
return for the public entrance road to allow adequate maneuverability for owner onto
unit 1 driveway.
10) Please provide a profile for the townhome access road or spot elevations to
determine the pavement slope in front of Structure STR -6. Pavement slope should
match Pave X -slope shown on stormwater inlet calculations on sheet SP9.
11) Please provide dimensions for existing riprap outfall for project to confirm there is
sufficient outlet protection.
12) Recommendation — Unit 1 appears to be 2' from existing access easement. This is
a setback violation per definition of setback in Albemarle County Code [18 -3.1]:
Setback: The distance by which any building or structure is separated from any street, road or
access easement. (Amended 7 -1 -81)
Plan Detail Information
1) Please provide pavement designs for widening of South Pantops Drive utilizing
VDOT procedures.
2) Please provide pavement design for townhome access road utilizing ITE Trip
Generation Handbook and VDOT Pavement Design Guide For Subdivision And
Secondary Roads In Virginia or equivalent.
3) Please provide a proposed pavement section detail for townhome access road.
4) Please specify a minimum depth of 4" of stone base under proposed sidewalk.
Please specify a minimum concrete strength of 3000 psi at 28 days for proposed
sidewalk.
5) Please show a detail for proposed dumpster pad including a minimum of 4" stone
base and 6" of 3000 psi concrete at 28 days or stronger, reinforced with a minimum grid
of wire reinforcing or #4 bars at 12" on center.
6) Please specify typical retaining walls referenced from plan. A typical
manufacturer's drawing for segmental block walls, or VDOT reference, is acceptable,
with safety railing or guardrail shown.
Drainage Profiles
1) Please revise the labels on drainage profiles on sheet SP9 to reflect structure names shown
on sheet SP5.
2) Please label the throat lengths for Structure STR -3 and Structure STR -6. Lengths should
match lengths of Curb Openings on Stormwater Inlet Calculations shown on sheet SP9.
3) Please revise drainage profiles to obtain a maximum slope of 16% for all enclosed
drainage structures or include concrete anchor blocks for affected pipe runs and structures.

4) Please indicate required inlet shaping with "IS" for all proposed structures with height
greater than 4'.
5) Please indicate safety slabs with "SL -1" for any structure taller than 12'.
6) There appears to be a typo on the invert elevation label for Structure STR -2. Invert In
with elevation 395.81 appears to be labeled Invert Out. Please correct or advise.
Drainage Computations
1) Please identify storm event frequency used with Storm Drain Calculations and Stormwater
Inlet Calculations on sheet SP9.
2) Please revise enclosed drainage design to reduce maximum outlet velocity to 15 fps.
