MEMORANDUM

RE: SDP - 2005 -021 US Joiner Final Site Plan
The Albemarle County Division of Zoning & Current Development will approve the final
site plan when the following items have been satisfactorily addressed: [Each comment is
preceded by the applicable reference to the Code of Albemarle.]
1. [32.7.9] The landscape plan shows 13 Tree F's and the schedule notes 12, please
correct.
2. [32.7.9] The landscape plan shows 36 Shrub L's and the schedule notes 45, please
correct.
3. [32.7.9.7 b] Show that there is area equal to 5% of the paved parking and vehicle
circulation area is landscaped. The plan states that there is 36,994 SF of tavelways
and parking so that is 1850 SF of area that is landscaped.
4. There appears to be two conflicts with trees and the sewer easement on the property.
They are located at the end of the easement closest to the building and at the western
boundary of the easement near the property line. Remove the trees from the
easement.
5. [32.7.9 & 14.17] There are a few locations that the light poles in the islands appear to
conflict with the tree/landscaping locations. Please adjust the trees and light poles to
avoid the conflicts.
6. [32.6.60) & 4.17.4(b)] The photometric plan needs to show the different cut sheets
(photograph or diagram) for all of the lights proposed.
7. Provide proof of legal recordation of the plat that combines the parcels and includes
an access easement through the parcel to parcel 30 to the west
8. [30.6] The final plan approval is subject to the issuance of a Certificate of
Appropriateness from the Architectural Review Board.
