Chris,
I have reviewed the subject plan and have the following comments:
1. The existing conditions sheet is out of date and incorrect. This sheet needs to be updated.
2. Show ITE trip generation for the site.
3. Sight distances are shown incorrectly. The eye location and sight line distances need to be in accordance
with the VDOT Road Design Manual, F -34.
4. The locations of entrances need to be in accordance with the spacing requirements of the VDOT Road
Design Manual, F -23. Any exceptions to the spacing will require a request in accordance with the VDOT Road
Design Manual, F -28.
5. The maximum entrance width is 40 feet for a two way entrance.
6. The proposed entrance from Route 250 will need to provide an adequate method for restricting left
turns. The entrance needs to meet the requirements shown in the VDOT Road Design Manual, F -91 for a right
in/ right out entrance. Signage restricting left turns on Route 250 need to be provided and other treatments
as described in the VDOT Road Design Manual, F -88 need to be provided.
7. Place the stop signs in accordance with the Manual of Uniform Traffic Control Devices.
8. Entrance throats are required at all entrances. The minimum throat length is 35 feet for a two way
entrance in accordance with the VDOT Road Design Manual, F -83.
9. The right of way along the back of curb on Route 22 needs to be adjusted to a minimum of 4 feet behind
the curb or the width of the clear zone, whichever is greater.
10. Recommend consolidating the Route 22 entrances into one entrance to better meet spacing
requirements and improve the safety for ingress and egress for the site. The eastern most entrance should be
used. This will also allow for more utilization of the site that will decrease from the entrance throat
requirements.
11. Some of the scales on the sheets are incorrect.
12. Street trees are to be outside of the clear zone and located a minimum of 30 feet from the end of the
curb returns for any entrances in accordance with the VDOT Road Design Manual, B(1) -44.
13. The proposed steel casing under Route 250 for the sanitary sewer line is a private utility and will require
a Land Use Permit from VDOT that requires a continuous bond for its maintenance.
