The plans require slight modifications, which can be worked out over email. When all the following changes have been made, please attach all pdfs in one email and send them to me at the same time: 1. (SWM) The set does not contain a routing of the 100 -year storm as was previously shown on the adequate channel exhibit. Please provide me with this routing and other supplemental information that was shown on this sheet but was not included in the latest submittal. This can be provided in 8.5" x 11" pages. 2. (Road) Please show sidewalk on both sides of the typical cross - section on S -2. 3. (ESC and the plat) In sheets ESC -2 and ESC -3, please show the new channel downstream of the biofilter and expand the limits of disturbance to include it. Also, this work appears on TMP 55E -4 - -A outside of the existing easement. Both properties (TMP 55 -78 and TMP 55E -4 - -A) will need to be included on the WPO bond. This easement may also need to be expanded on the current plat and the owner of TMP 55E -4 - -A may need to sign the cover. 4. (ESC and the plat) It has been brought to my attention that in order to construct this subdivision as designed, a sewer lateral will need to be built across 55E -4 - -4. There is an existing easement, but in order to grant an ESC permit, the county must verify that the easement is adequate not to require the owner to be party to the WPO bond. I'm not sure how long it will take the county attorney's office to review and approve this. Considering the applicant's time sensitivity to record this plat, other alternatives will likely be quicker. One of those alternatives is to show a sanitary sewer lateral on the construction plan, and a private easement on the plat, across Wellbourne and the across the north end of Lot 7 to the new sanitary sewer main. Another is to remove Lot 22 from the plat and the lateral from the construction plan. Lot 22 can later be created with the Phase B plat. (Mitigation) Eliminate Impact Area #1 and mark this facility with the note: "Sediment Trap and Future Biofilter Location [17- 320.B] ". Increase Impact Area #2 to include all of Birchwood Hill Road construction in the stream buffer, even the overlap with the sewer line. The net result is in the applicant's favor, but since there will be "overmitigation ", I want to make sure it is accurately documented for the next phase. All other technical aspects of the construction plans and plat have been addressed. The following administrative items must be noted at this time. 6. (WPO) The last submittal was accompanied by a check for $900 that was entered with the WPO. As of today, 6 ESC or SWM reviews have occurred and 1 mitigation plan has been submitted. This requires $1950 in fees. As of today, $2100 has been paid to this application. Please let me know the particular reason for the $900 payment. The county may need to process a $150 refund. (A third road fee will not be required because all changes were graphical.) 7. (SWM) A Stormwater Agreement must be recorded before the plat can be approved or a grading permit can be provided. 8. (ESC and the plat) Unless existing easements are approved by the County Attorney's Office, all properties disturbed with this application must be party to the WPO bond —see comments #3 and #4 above. (The road bond only needs to be posted by the owner of TMP 55 -78.) The bonds for ESC, SWM, mitigation, and road will be provided soon.
