Perez, Senior Planner Division: Zoning and Current Development Date: May 9, 2012 Subject: SUB201200043 - District Avenue Road Plan Extension Fax 434 - 972 -4126 The County of Albemarle Division of Current Development Planner will recommend approval of the plan referenced above once the following comments have been satisfactorily addressed (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [Comment] The plan depicts a new entrance onto a state road, because of this and the retaining wall the plan is categorized /reviewed as a Site Plan, thus it is suggested to be categorized as a Minor Amendment to Stonefield Block E2, The Haven at Stonefield - Final Site Plan SDP201100057. On the coversheet of the plan reference the above. 2. [Comment] Also, because of the above we are reviewing the fees applicable to this application and determining if any refunds are due or if additional or alternative fees shall be collected. Once this has been cleared up I will provide this information. 3. [Comment] Assure that the spacing between the temporary road and the retaining wall allows for enough space for the future inclusion of the required street improvements (plantings, lighting, etc) that will be provided when the road is permanently constructed. 4. [Comment] The location of the proposed road extension does not conform to the application plan (SDP2005 -122), being that this is a temporary road this is understandable and permissible, however if the location of the temporary road is to also be used as the location for the permanent road a variation from the application plan will need to be requested and reviewed at that time. 5. [Comment] Once the District Avenue Road Extension plan has been approved the applicant will need to submit a plat for review and approval showing the easement for the road extension. As you know the site plan amendments cannot be signed /approved until the ARB has approved the plan and all other comments have been addressed. It is my understanding that ARB and VDOT have provided their comments to you individually. Additional comments are forthcoming from the County's Engineering Department. Once these comments are received I will forward them to you.
