The Albemarle County Planning Division will approve the boundary line adjustment plat
referenced above once the following comments have been addressed. [Each comment is
preceded by the applicable reference to the Subdivision Ordinance, unless otherwise specified.]
1. [14- 302(A)10] Right of further division of proposed lots. Even if no development
rights are being affected, provide the development rights note as
follows: "Tax Map 28 Parcel 30A(l) is retaining one (1)
development right and may not be further divided. Parcel 30A is
retaining one (1) development right and may not be further divided."
2. [14- 302(B)1] General information. Please add date of last revision to the plat with
each revision submitted.
3. [14- 302(B)7] Reservoir watershed. Moore's Creek and Wards Creek are sub -
watersheds, not the water supply watershed/protection area. GIS
Web only lists the subwatershed. Reservoir watersheds may be
determined using the attached watersheds map. It is also available
online at
hlt2://www.albemarle.org/deptforins.asp?department=cdmgps
under WS Watersheds.pdf. Please remove the reference to the sub -
watershed. Instead, add a note in its place that references the South
Fork Rivanna Reservoir as the water supply watershed.
4. [14- 302(B)10] Stream buffers. Retain one stream buffers note and remove the other
redundant note.
5. [14- 303(P)] Notary panels. Provide one notary panel for each owner rather than
for each parcel.
6. [14 -309] Soil evaluations. Since the proposed/resultant parcel 28 -30A is less
than 5 acres (at 2.197 acres), submit soil evaluations for review and
approval by the Health Dept.
7. [14 -310] Health dept. approval. Obtain Health Dept. approval for
wells /septic.
8. [14 -400] Minimum lot requirements. Under "Building Setbacks," revise the
second "Side = 35' " setback to read, "Rear = 35' ".
