The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [32.5.6(c)] If phasing is planned, show the phase lines and proposed timing of
development.
Revl: It is unclear what is in Phase 1 vs. Phase 3, it seems that they are the same
phase looking at the lines. Please clarify on the plan.
2. [-12./.9] The landscape plan is difficult to read at this scale, therefore a full review was
not done at this time. Provide the landscape plan in at a readable scale- 1"=30'.

3. [32.7.9] Provide more information about the reforested areas. Type and species of trees
should be provided.

4. [32.7.9.4 (C)(1)] Provide the general type of trees in the preserved wooded area,
evergreen or deciduous.

5. [4.17] Is lighting proposed for this site? Sign lighting? Street lights? If so, provide a
lighting plan that meets the requirements of this section.

6. [32.7.9.4 (b)] Provide a landscape conservation plan checklist on the plans. This must be
filled out and signed by the owner. A template is attached.

Additional comments:
1. Plant material that does not reach a mature height of five feet at 10 years maturity
cannot be counted toward the tree canopy, i.e. most shrubs. Revise the canopy
calculation and landscape table.
2. Provide a detail for the screening fence around the dumpster to ensure it is meeting
the screening requirement.
3. Provide a detail for the nature trail that shows the type and materials used to
construct the trail.
