[Each comment is preceded by the applicable reference to the Subdivision Ordinance, unless otherwise specified.] 1. [14- 302(B)1] General information. Please add the date of last revision to the plat with each revision submitted. 2. [6.4(C)] Nonconforming lots. Both lots (TMP 80 -184A and TMP 80 -18513) are nonconforming lots. Combination of a nonconforming lot with another lot. A nonconforming lot may be combined with a conforming lot or a nonconforming lot provided the size, area or frontage of the resulting lot is increased to make it conforming or not more nonconforming. The degree of nonconformity is decreased, so the proposed lot combination may occur once all other comments are addressed, even though the minimum frontage of 250' for Rural Areas. 3. [14- 302(A)91 Building sites. The two existing nonconforming lots are exempt from the building sites requirement per [4.2.6]. Remove the building sites note, which is not valid, as a 30,000 acre rectangular building site is not present. 4. [14- 302(A)101 Right of further division of proposed lots. The total area for the combined lot is 0.8913 acres. In the Rural Areas, the gross density allowed is 0.5 du/acre. However, since the two lots are existing nonconforming lots, revise the current development rights note to state, "Revised Tax Map and Parcel 80 -185B has 1 development right and may not be further divided." 5. [14- 302(B)51 Zoning classification. Add a note that the property is located in the Entrance Corridors overlay district. 6. [14- 303(A)] Statement of consent to division. Revise the statement of consent to division to state verbatim, "The division of the land described herein is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees. Any reference to future potential development is to be deemed as theoretical only. All statements affixed to this plat are true and correct to the best of my knowledge."
