Graham,
Thanks for your message... here are my questions:
1. Is the owner willing to post a blanket bond for the landscaping in all phases? If not, the Code Enforcement
Officer would like a copy of the landscape plan with the phase lines showing and a plant schedule broken into
phases. He seemed to think that he would have to break down the bonding that way and wants the information
provided.
2. Since no utilities show on the phasing plan, I probably need some information about the timeline for utility
installation. We'll need to verify that water for hydrants will be available for each phase as you go along.
3. Similarly, hydrant locations aren't shown ... are any moving? Will hydrants be installed close enough to the
buildings in each phases to provide protection should a fire occur any time before ultimate build -out?
4. Can you provide an actual timeline of construction ... at least for the phases that provide recreation and SWIM?
Some notes say things like 'phase X can be done any time after phase Y is complete' but don't say when phase X
will indeed be constructed. It also appears that the timeline for 'building turn -over' doesn't necessarily jive with
the phase numbers, so I'm just trying to verify that recreation is being provided as the phases progress and not
at the end. Similarly, it seems the same would apply to SWIM.
I haven't had time to review the parking numbers and such in much detail, these are just the questions that have come
up while going over the plan with other folks here. I thought getting answers before I really do my review would help
make it move along a little more quickly.
