The Albemarle County Planning Division will approve the minor site plan amendment
referenced above once the following comments have been addressed. The following comments
are those that have been identified at this time. Comments may be added or eliminated based on
further review. [Each comment is preceded by the applicable reference to the Albemarle County
Code, unless otherwise specified.]
1. [32.5.6a] Date and description of last revision.
o Add a revised date and accompanying description with each re- submittal.
2. [32.5.6b/4.12/4.12.101 Schedule of parking.
Provide a copy of a permanent shared parking agreement with the Ivy Fire Station
for review and approval by Planning /Zoning /the County Attorney's Office. The
current parking schedule may need to be revised. The parking required vs. parking
provided may also need to be revised, depending on review of the shared parking
agreement.
Revision #1: This shared parking agreement will be required for the Ivy Fire
Station site on the adjacent property, but the parking provided (90) compared to
the parking required (85) is satisfactory. See memo from Ron Lilley dated April
23, 2012.
3. [32.5.6e/32.7.9.4.64.3] Existing landscape features.
o Field review on April 4, 2012 indicates that existing landscape features are not
shown correctly. Show the existing treelines as they currently exist. Specify
which specific trees will be removed and which trees will replace those trees. The
tree save limits and the limits of clearing and grading appear to be in conflict.
Revise.
4. [32.7.9.4] Landscape Plan.
o Once existing landscape features are shown correctly, the landscape plan may
require an update and revisions.
5. [32.5.6s] The agent ... may require additional information ... as deemed necessary ...
1. On the Ivy Fire Station site plan amendment, SDP - 2012 -015, development
encroaches on the Korean Community Church property. Easements are shown on
the Korean Community Church property that do not appear to have been
recorded. The Ivy Fire Station project team must do the following: If the
construction easement is existing, provide the deed book and page number. If the
construction easement is proposed: submit an easement plat that includes the
variable width construction easement and any other necessary easements for
review and approval prior to approval of the minor site plan amendment. Submit
an accompanying deed of easement for review and approval by the County
Attorney, which has to be recorded. Please discuss whether the Korean
Community Church wishes to grant the construction easement to the Ivy Fire
Station and coordinate the two projects as necessary.

2. Parking spaces and a retaining wall are proposed on the Ivy Fire Station projects
that encroach partially on the Korean Community Church property. Permission
must be granted by the Korean Community Church property owners, if desired.
The Ivy Fire Station project team must obtain the necessary easements for this
area and include this information on the easement plat and deeds of easement
required above. Please discuss whether the Korean Community Church wishes to
allow parking and a retaining wall for the Ivy Fire Station, on its property. It
appears that the location of the proposed freestanding Korean Community Church
sign and decorative entrance feature coincides with and is in direct conflict with
the plan proposed by the Ivy Fire Station project team.

The site design for the two projects must match. Otherwise, further amendments
will be required. This minor site plan amendment, SDP - 2012 -015, is the third on
this tax map and parcel. Any future amendments will require a major amendment
and/or new final site plan as applicable.
It has been determined that the Korean Community Church will be permitted to
have a 4th minor amendment for the changes associated with the Ivy Fire Station
site. See memo from Ron Lilley dated April 23, 2012.
4. Update the cover sheet. The information from SDP - 2011 -034 is left over from the
previous project. Revise the portion of the plan title, "Site Plan Amendment (SDP
2011 - 00034) (Amendment to SDP 2007 - 00031)" to contain the current
information for the new minor site amendment.
Has the proposed 10' RWSA easement been previously reviewed and approved?
This and any other easements proposed may require an easement plat to be
reviewed and approved by Albemarle County as well as a deed of easement to be
reviewed and approved by the County Attorney's office. It is unclear whether the
various easements shown are recorded and existing, or proposed. Provide the deed
book and page number for all easements, or submit an easement plat. Also,
RWSA has indicated that they are working directly with the applicant regarding
the proposed 10' RWSA easement. Additional follow -up may need to occur with
the County.
Revision #1: RWSA is working directly with the applicant regarding the
proposed 10' RWSA easement. County review does not appear to be necessary,
but this easement must be approved and recorded before this minor amendment
may be approved. Who is the beneficiary of the 20' storm drain easement? Submit
an easement plat to be reviewed and approved by Albemarle County as well as a
deed of easement to be reviewed and approved by the County Attorney's office.
6. Please move the text that is currently directly underneath "chain link fence
barrier ".
7. If the main building shown as "proposed" currently exists, please remove "prop."
Do the same for any other "proposed" site features that already exist.
5. [4.2] Critical Slopes.
o Show and update the area of critical slopes being disturbed. Demonstrate that
critical slopes disturbance remains identical to the areas shown on SDP - 2011 -034,
which were previously approved. If additional critical slopes are disturbed, Board
of Supervisors review and approval will be required.
The amount of critical slopes disturbed appears to be identical to SDP - 2011 -034.
No additional disturbance is anticipated or permitted.
6. [4.17] Lighting Plan.
o Provide manufacturer's cut sheets for the lighting proposed.
o Provide a luminaire schedule.
o Update the lighting plan, including the photometric plan, to reflect the proposed
minor amendments, as applicable.
