(VDOT) [ Joel .DeNunzio @VDOT.virginia.gov] Sent: Wednesday, May 30, 2012 9:38 AM To: Ellie Ray Subject: SUB - 2011 -00111 Belvedere Phase II - Preliminary Plat SUB - 2011 -00111 Belvedere Phase II - Preliminary Plat Ellie, I have reviewed the subject preliminary plat and have the following comments: Public road design speeds are to be in accordance with the VDOT Road Design Manual Appendix B and are at a minimum 25 mph. Typical sections on sheet 6 show 20 mph design speeds. The Farrow Dr typical section shows two 14 foot lanes and a total of 26 feet from e.p. to e.p. which does not add up properly. Recommend using a 30 foot face of curb to face of curb for this section which meets the minimum VDOT requirements and is consistent with the previously constructed section of Farrow Dr. The minimum width of street for typical section #4 is 29 feet face of curb to face of curb. 4. Remove the posted speed limit note under typical section #5. 5. All effective radii on entrances need to be a minimum of 25 feet. Most of the alley connections do not meet this requirement. 6. The minimum entrance width for all entrances needs to be 24 feet from face of curb to face of curb for the entrance throat length. 7. The connections of Barnett Street and Shelton Street to Farrow Dr. needs to remove the narrowing of the parking areas and keep a consistent width of 30 feet face of curb to face of curb all the way to the intersection. 8. Please submit a list of revisions to any future submittals of the preliminary plat. 9. Road and drainage plans will be required prior to final approval. Please let me know if you have any questions.
