Megan,
I have reviewed the above road plan revisions and plat and have the following comments:
Road Plan Revisions:
1. A revision should be submitted for the road plan, WPO- 2011 - 00035. This road revision is significantly different than the
previously approved plan.
2. Show the revised radial return dimensions at the intersection of Claremont and Upland Dr.
3. Upland Dr. was previously approved with right of way widths 0.5 feet outside of the sidewalks and no parking because
the developer indicated they were constrained on the right of way. It appears that this is no longer the case and the
right of way on Upland Dr. can be set at 1 foot behind the sidewalk in accordance with the VDOT Road Design Manual
Appendix B(1) and parking can now be added to this section of Upland Dr.
4. The sidewalk on the southern side of Upland Dr. and the eastern side of Fielding needs to be constructed with the road.
S. The storm drain conduit between structures 9 -38 and 9 -32 needs to be located out from under the pavement.
6. The storm drain conduit from structure 9 -28 to 9 -30 needs to have no more than a 45 degree skew to the road.
7. The horizontal curve at station 19 +01.62 on Golf Dr needs to be a minimum of 335 feet in accordance with a 30 mph
design speed for Golf Dr.
8. The typical section for Upland Dr. needs to show right of way 1 foot behind the sidewalk and parking lanes.
9. The pavement design for Upland Dr, Fielding Run Dr and Golf Dr have a maximum surface asphalt of 1.5 inches.
10. The street typical cross sections need to show 1.5 inches of SM -9.5 instead of 2 inches.
11. The design speed for Golf Dr is 30 mph. The vertical curve at station 18 +50 needs to have a minimum stopping sight
distance of 227 feet in accordance with the VDOT Road Design Manual, appendix F.
12. The minimum velocity of flow through storm drain conduit is 3 fps. Pipe run 9 -36 to 9 -38 is below this requirement.
13. The maximum velocity of flow through storm drain conduit should be 10 fps in accordance with the VDOT Drainage
Manual 9.4.8.7. Pipe run 9 -20 to 9 -22 exceed 10 fps.
14. Show the curb spreads in addition to the inlet spreads on all sump inlets.
15. Street trees need to be placed 30 feet back from curb returns at all intersections and entrances.
Plat SUB- 2011 -00063
1. The right of way for Golf Dr needs to be starting at station 16 +17.20 since this is the station where the revision to the
horizontal alignment changes on this road plan.
2. The right of way for the north side of Golf Dr is not shown on the plat.
3. The section of right of way reserved for dedication to the county needs to be revised according to the horizontal
alignment revision.
4. The right of way for the northern side of Upland Dr in front of lots 19 to 23 needs to be revised.
Please include a list of all revisions with the re- submittal of these plans and plat.
