Subject: Timberwood Commons - Easement (SUB201200047) preliminary plat review

The preliminary plat has been reviewed.
1. Please include Temporary 10' Grading Easement as shown on sheet 3 of SDP201200024 with this
easement plat.
2. Please include the New Variable Width Cross Access Easement shown on sheet 3 of this easement plat
with site development plan SDP201200024.
4. Please indicate boundaries for Ex. Variable Width Cross Access Easement DB 2622 PG 657 as
identified on sheet 3.
5. Please include boundaries for Ex. Variable Width Cross Access Easement DB 2622 PG 657 as
identified on sheet 3 with site development plan SDP201200024.
6. Please include modification for New Drainage Easement boundaries for New Underground Detention
System and Structure ST -3 as indicated on sheet 3 of SDP201200024 with this easement plat.
7. Please label boundaries for Ex. 20' Sanitary Easement DB 2622 PG 656 as identified on sheet 3 with
site development plan SDP201200024.
8. Please include approximate location of Exist. 20' Waterline Easement DB 3265 PG 73 as indicated on
sheet 3 of SDP201200024 with this easement plat.
9. Please include New Parking Easement as shown on sheet 3 of SDP201200024 with this easement plat.
10. Please identify existing critical slopes on site.
11. Please provide a critical slopes waiver request for disturbance of existing critical slopes on site.
12. Before final plat approval, engineering will need to approve detailed plans, computations, and
necessary supporting documents for all physical improvements including, but not limited to,
a. drainage plans and computations,
b. erosion and sediment control plan
c. stormwater management plans and computations (if this has been approved with prior plans,
please specify which plans, and demonstrate that adequate easements and agreements are in place)
(A.C. 14 -311).
13. All physical improvements for access and utilities will need to be constructed and approved or bonded
prior to final plat approval. (14 -434 and 435)
