The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based on further review.):
[Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless
otherwise specified.]
1. [Comment] A minor amendment must include all previously approved modifications to the approved Final
Site Plan; please include the sheets that were modified with the first minor amendment and the three
subsequent LORs. This should include the grading, utility, landscape and phasing plans.
2. [Comment] Indicate the deed book and page reference on the utility plan for all existing utility easements
on the property.
3. [32.6.60) & 4.17.4] The descriptions provided in the luminaire schedule do not match the model numbers
provided on the cutsheets for all of the fixtures except the Hinkley spot light. Additionally, it appears four
fixtures are listed for which only two cutsheets are provided. Please clarify the descriptions and provide
additional information to demonstrate the particulars of each fixture.
4. [32.6.60) & 4.17.4(a)(2)] County code states that fluorescent lamps 35 watts or above are deemed to emit
3,000 or more lumens. The proposed bollard is listed with a 42 watt bulb, and therefore must be full cutoff.
As discussed previously, the proposed bollard design is not full cutoff; a revision in the type of fixture or the
lumen level is required for approval. The County does not consider `initial lumen' levels.
5. [32.6.60) & 4.17.4(b)(1)] It appears that the spillover exceeds 0.5 foot candle on the northern property
boundary; please correct.
6. [Comment] This site plan amendment cannot be approved until ACSA and VDOT complete their reviews
and grant their approval. Inspections, fire /rescue, and engineering have reviewed the plan and have no
objections.
