The County of Albemarle Planning Division will grant or recommend approval of the boundary line adjustment
plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(A)(4)] Private Easements. The sight easement running across Parcel 49A appears smaller than
on the previous family division plat; perhaps this is due to dedication of right -of -way to VDOT. Please verify
the accuracy of the easement.
2. [14- 302(8)(1)] General information. For future submittals, provide the date of the last revision.
3. [14- 302(8)(2)] Name of the plat preparer. Please add the name and seal of the plat preparer.
4. [14- 302(8)(7)] Reservoir watershed. Please revise the note regarding the reservoir watershed to indicate
that these parcels are within the Doyles River water supply watershed.
5. [14 -309 & 14 -310] Soil evaluations & Health director approval of individual private wells and /or septic
systems. Please provide soils work for submittal to the Health Department, or documentation of Health
Department approval of primary and reserve drainfields, for Revised TMP 26 -49C2.
6. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final plat,
evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto any
existing or proposed public street complies with Virginia Department of Transportation standards.
7. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain one (1)
or more improvements that are not to be maintained by the county or any authority or other public agency,
the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of the
improvement. Please submit a maintenance agreement for the proposed private street for review by the
County Attorney's Office.
8. [14- 412(A)(4)] Streets serving family or two -lot subdivisions. Each private street authorized to serve a
family subdivision under section 14- 232(8)(1) or a two -lot subdivision under section 14- 232(8)(2) shall
satisfy the following: (i) easement or right -of -way widths shall be ten (10) feet minimum; and (ii) the surveyor
shall include the following wording on the plat: "The existing and /or proposed right -of -way is of adequate
width and horizontal and vertical alignment to accommodate a travelway passable by ordinary passenger
vehicles in all but temporary extreme weather conditions, together with area adequate for maintenance of
the travelway, as required by section 14 -412 of the Albemarle County Code."
