The County of Albemarle Planning Division will approve the plat referenced above once the following comments
have been satisfactorily addressed (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.): [Each comment is
preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise
specified.]
1. [Comment] Please update the chart provided on Sheet 2 to reflect the revisions made to the Phase 2 plat.
Rev1: Comment addressed.
2. [14- 302(A3] Existing or platted streets. Revise the label on the Phase 2 portion of Welbourne Lane to
indicate it has been previously platted: replace `hereby dedicated to public use' with `Existing' and provide
the deed book and page number.
Rev1: Comment not fully addressed. The deed book and page number must be provided before the
plat can be approved.
3. [14- 302(A)4 & 5] Private & Public easements. Label all existing easements with the deed book, page
number and owner of record. Please also specify water, sewer, etc. instead of `utility' on all easements.
Label the portion of Sanitary Sewer easement that crosses Lot 26 as existing and provide the deed book
and page number.
Rev1: Comment not addressed. The deed book and page number for all existing easements must be
provided before the plat can be approved. The easement just below lot 24 still says `utility'
easement; please specify which utility.
4. [14- 302(A)4 & 14 -317] Private easements & Instrument evidencing maintenance. The landscape and
sidewalk easements proposed should be labeled to be `conveyed' to the Old Trail Community Association,
not `dedicated'. A maintenance agreement shall also be submitted for review; as with the previous phase, a
supplemental declaration may be sufficient.
Rev1: Comment not addressed. A supplemental declaration is required; the previous supplemental
declaration refers specifically to lots 5, 6, 7, 8, 22, & 23 and, therefore, does not cover the proposed
lots in this subdivision. For your reference, a copy of the supplemental declaration will be provided.
5. [14- 302(B)l] General information. Add a revision date to all future submittals.
Rev1: Comment addressed. However, comment valid for all future submittals.
6. [14- 303(H)] Monuments. Provide the location and material of all permanent reference monuments.
Rev1: Comment addressed.
7. [14- 303(1)] Bearing and distance ties. Provide a definite bearing and distance tie between not less than two
permanent monuments on the exterior boundary of the property.
Rev1: Comment addressed.
8. [14- 303(L)] Public utility, drainage and sight distance easements. Please provide a Deed of Easement for
all drainage easements for review by the County Attorney's Office.
Rev1: Comment addressed. The County Attorney's Office has approved the Deed of Easement. As
usual, please update the revision date of the plat in the deed once the plat is approved and resubmit
for signature. Once recorded, please provide a copy for the file.
9. [Comment] This plat cannot be approved until ACSA, VDOT and E911 complete their reviews and grant
their approval. Inspections and Fire /rescue have reviewed the plat and have no objections. Engineering
comments were sent directly from the reviewing engineer.
Rev1: Comment not fully addressed. VDOT and E911 have completed their reviews and have no
objection. ACSA review is still in progress. Engineering comments will be provided.
