Charlottesville, VA 22902 Subject: Site Review Meeting Comments June 14th, 2012 site review meeting Dear Mr. Brooks: Below are VDOT's comments on the Site Plans for the June 14`", 2012 Site Review Committee Meeting: SDP - 2012 -00030 Estes Park — Preliminary (Megan Yaniglos) 1. Previous comments associated with the rezoning of this property and made a requirement of the site plan have not been addressed on this plan. These comments were provided on Feb. 3rd, 2012 and include the following: a. Geometric dimensions do not meet the VDOT minimum standards. b. Street widths need to meet the minimum for roads from 2000 to 4000 VPD because of the removal of the connection to Moubry Lane. c. Right of way is required to be set 1 foot behind the sidewalk. d. The minimum radial returns on entrances are 25 feet. e. The minimum spacing of tangent curb between entrances is 50 feet. f. The minimum side street setback is 225 feet. g. The minimum width of entrance on a local road is 24 feet between curbs for a minimum throat length of 35 feet or more depending on the number of egress lanes. h. The first section of public Road D from Worth Crossing will need to be unencumbered right of way. 2. Curb ramps CG -12 do not appear to have adequate right of way for the landings. 3. The trip generation table is incorrect. The daily traffic is 729, the peak AM hour is 57 and peak PM hour is 74. 4. There should not be 59 trips assigned to an emergency access that will be closed off by bollards. 5. Road and drainage plans will be required to be submitted and approved by VDOT for all roads proposed to be state maintained. SUB - 2012 -00061 Dunlora Gates -Final (Megan Yaniglos) 1. The plat needs to abandon the existing right of way around the existing cul -de -sacs on Townbrook Crossing and extend the 50 right of way to the property lines. 2. The existing lot lines around the cul -de -sacs also need to be adjusted so there are no spite strips between the road right of way and the lots. If you have any questions, please contact me.
