This review does not include a review of Erosion & Sediment Control or Stormwater Management. Please adequately address the following comments for final approval: Existing Conditions Information 1) Please show all existing utility easements with deed book references, locations, and dimensions or confirm if none exist. Overhead electric lines, water main and sanitary sewer lines appear in the project's parcel. 2) Please identify the limits of the 100' stream buffer for Morey Creek. 3) Please note date of original field topographic survey on sheet C0.0. Please field verify existing topography and note as much on the plans. Existing topography must be field reviewed within one calendar year of each submittal. 4) Please identify FEMA map number or basis for identification of existing 100 year flood plain delineation. Proposed Plan View Information 1) VDOT approval is required for this project as it affects public right of way. 2) Please identify VDOT designation or equivalent detail for all proposed curbing shown on sheet C 1.0 or references to curb details with details in plan set. 3) Four parking spaces shown adjacent to building would present a traffic conflict. Please remove these spaces. The passenger drop off should be designed to accommodate a JAUNT loading space per proffer #3 of ZMA2010- 00003. 4) Please include safety railing for proposed retaining walls greater than four feet in height. Engineering Review Comments Page 2 of 3 5) Please including guardrail with VDOT designations for retaining walls next to travel ways [18- 32.7.2]. 6) Please include proposed easement for sidewalk to be maintained with Fontaine Avenue (but outside of right of way). 7) Please show existing and proposed (if applicable) topography for 500' sight distance line shown west of proposed entrance route intersection with Fontaine Avenue. An intersection sight distance easement may be required. 8) Please identify VDOT designation for proposed entrance to Fontaine Avenue. 9) Please label entrance radii. 10) Please revise turn lane width. Turn lane width of 12' and taper rate of 12:1 are required. 11) Please identify inflow location to stormfilter filtration system adjacent to loading spaces. It appears manholes but no inlets contribute to this system. 12) Please superelevate loading spaces and dumpster pad or otherwise ensure runoff does not run to proposed dumpster area [18- 4.12.19]. 13) Please label or designate all proposed drainage structures. 14) Please identify proposed pedestrian bridge abutment locations to ensure there are no proposed disturbances within the existing 100 year flood plain limits. 15) Traffic signal and road improvements to Fontaine Avenue included with Proffers #4A, 4B, and 4C from ZMA2010 -00003 do not appear in this plan set. At this time, the County is requesting these improvements to be submitted either as part of this plan set or another plan set prior to final site plan approval (not required for preliminary approval). Plan Detail Information 1) Please provide a typical section for the proposed entrance road. 2) Please provide a pavement section for the proposed entrance road. 3) Please provide a typical section for the proposed Fontaine Avenue widening. 4) Please provide a pavement section for the proposed Fontaine Avenue widening. 5) Please provide a pavement section for the proposed dumpster pad. 6) Please provide a pavement section for the proposed concrete sidewalk. 7) Please provide a detail for the proposed retaining wall including railing or guardrail in section (see also above wall comments). Engineering Review Comments Page 3 of 3 8) Please provide details for any pipes or drainage structures through or under walls. 9) Please provide a detail for the proposed pedestrian bridge including proposed abutments. 10) Please include Albemarle County General Construction Notes.
