(Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14- 302(A)10] Right of further division of proposed lots. Copies of recorded plats in the Real Estate Office state that the four (4) remaining development rights on Tax Map 47 Parcel 69 are theoretical only. However, the 2 -lot division in the Rural Areas appears to meet minimum lot requirements and appears to be divisible using one of these four (4) development rights. Verify that four development rights are available and revise the development rights notes in note B. and C. on sheet 1 to include the required language "and when further divided these rights shall not comprise more than 7.46 acres." 2. [14- 302(A)111 Instrument creating property proposed for subdivision. The deed book and page number of the instrument whereby the property was created, as recorded in the office of the clerk of the circuit court of the county. Deed research using the Circuit Court Index Search and in the Real Estate Office has resulted in limited information regarding the most recently recorded plat as well as the instrument wherby the property (Tax Map 47 Parcel 69) was created. The latest plat appears to have been approved in 2001 (SUB- 2001 -003: Lavinia Devillier - Family Division). GIS -Web also references a DB 2000 PG 300. Provide the deed book and page number of the most recently recorded plat, if any plats were recorded after the reference to D.B. 359 P. 581 in addition to the unrecorded plat. If no plat was recorded after D. B. 359 P. 581, this comment may be eliminated. Please verify. 3. [14- 302(B)1] General Information. Add or revise the date of last revision with each submittal. 4. [14- 302(B)51 Zoning classification. Add Entrance Corridors under zoning. 5. [14- 302(B)10] Stream buffer. Show the location of (extend the line representing) the 100' stream buffer in its entirety. Add the stream buffer note verbatim: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." 6. [14- 302(D)] Acreage of lots. The total acreage of each existing lot and each proposed lot. Note that the residue of Tax Map 47 Parcel 69 is 7.46 acres. 7. [14- 308.1/17 -402] Tier II Groundwater Assessment. The fee for a Tier II Groundwater Assessment has been paid and the groundwater assessment has been requested/initiated. Results are pending. Notice will be given for any updates. 8. [14- 309/14 -310] Soils evaluations were received by miscellaneous submittal on June 26, 2012 and were forwarded to the Health Dept. on the same day. Health Department review is pending. Health Dept. approval has not yet been received. Notice will be given for any updates.
