The Planner will recommend approval of the plat referred to above when the following items
have been fully addressed. (Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [General Comment] The sites plans and/or plats provided for reference have not been
reviewed.
2. [ 14- 302(A)4/14- 302(A)5/14- 303(L)] Private easements /Public easements /Public utility,
drainage and sight distance easements. If all easements are shown, remove the note that
"some easements other than those shown hereon may exist." If not, show all easements.
Alternatively, revise this note to indicate that all easements to the best of the knowledge of the
licensed professional are shown.
3. [14- 302(B)5] Zoning classification. The zoning classification of the property, including all
applicable zoning overlay districts, proffers, special use permits and variances. Add Entrance
Corridors under Zoning. Reference SP- 1994 -029 under Zoning and list out all conditions to
which the property is subject.
4. [14- 302(B)7] Reservoir watershed; agricultural forestal district. Revise the note on sheet 1 to
state that the Tax Map 78 Parcel 72 is not located in a reservoir watershed and not located in
an agricultural- forestal district.
5. [14- 302(B)10] Stream buffers. Remove the stream buffers note if no stream buffers are present
on the property.
