Box 852 Keswick, VA 22947 Re: Change of Use of Building at 3045 Ivy Road Christian Aid Mission - Administration Building Parcel ID 05900- 00- 00 -023G1 Dear Ms. Palumbo: On July 13, 2012, an evaluation of the referenced structure was performed to determine its suitability for use as a school. Currently the building is classified as Group B (business), and the proposed use is classified as Group E (educational). The Construction Type is III -B. It is understood that the proposed use would include grades K —11, with approximately 55 children and 10 staff at any one time. This evaluation was performed in accordance with Chapter 34 of the 2009 International Building Code. A Chapter 34 evaluation scores a building's safety attributes in three categories: Fire Safety, Means of Egress and General Safety. A score of less than zero, in any category, indicates that the building, as is, is unacceptable for the proposed use. The results of the evaluation are: Fire Safety 1 Means of Egress 0 General Safety 6 The building, as is, is approved for school use. This building was originally built in 1994 -95 under permit 199.4 -1383 NC. The Certificate of Occupancy for that permit limited the occupant load of the building to 20 persons, total. The limitation was based on a Health Department determination regarding the septic system capabilities. Unless the Health Department is able to amend their limitation, the maximum occupant load of the building will remain at 20 persons. The information herein is intended to reflect the concerns of the Virginia Uniform Statewide Building Code.
