Good Morning,
I have reviewed the latest information submitted for the Bramley Farm application (WPO- 2011 - 00043). The ESC plan
can be approved with the following conditions:
When the second phase of this plan is submitted for the building site, garage, and septic field the previous MS-
19 analysis must be revisited. I believe some of the n -value assumptions for the channel to the east are
incorrect and yield lower velocities than what will actually be experienced. Preferably, in the second phase, this
channel can be brought around the garage and septic field into the meadow where it can be found that an
adequate channel exists in the low area where the sediment basin was previously proposed.
When the four copies of the plan are submitted to the county for approval, they include the extension of the
diversion dike north of sediment trap 1 to the construction entrance.
The new level spreader that is proposed in the footprint of sediment trap 1 is removed and the runoff from the
culvert is directed to the natural level spreader that Alan pointed out to me in the field a few months ago. The
natural level spreader in the meadow should be fenced from the existing fence by at least a 100ft to preserve
this condition. This should be shown in the new copies of the plan submitted to me for approval.
As mentioned immediately above, I will need 4 copies of the plan for approval. Please email me a pdf of modified sheet
1 to confirm that the changes are correct before dropping off the 4 sets of the plan.
To receive an ESC bond amount, please provide a completed Bond Estimate Request Form to the County. Since the
property is owned by an LLC, the legal document detailing who has the right to sign for the LLC should also be provided
with this form.
A grading permit will be distributed at the preconstruction meeting. Before a preconstruction meeting is held, the 4
copies of the revised plans (above) must be provided to me, the bond must be calculated and posted, and the grading
permit fee ($150) must be paid.
