SDP201200042 Edenbrook Park- Preliminary Site Plan
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approve the plan referred to above when the following items have
been satisfactorily addressed. (The following comments are those that have been identified at this
time. Additional comments or conditions may be added or eliminated based on further review.)
[Each comment is preceded by the applicable reference to the Albemarle County Code.]
1. [32.5.6(b)] Check all numbers /calculations in the development table. Many numbers are
not correct. Pay particular attention to the columns under `Affordable Units.' Also, some
text got cut off regarding the affordable housing proffer directly under the table, please
revise so all the notes can be seen/read.
2. [32.5.6 (b)] Provide curb or bumper blocks for all parking where a curb or 6' sidewalk is
not provided.
3. [32.5.6(c)] If phasing of the development is planned, provide phasing lines.
4. [32.5.6 (f)] Provide a note stating the property is within the Lickinghole Creek Water
Supply Watershed.
5. [32.5.6 (i)] Provide street names for all proposed and existing streets.
6. [32.5.6 0 -1)] Provide all easements for all utilities including storm sewer, sanitary sewer
and the like. It appears that the retaining wall is /would be within the easement in some
areas.
7. [32.5.6 (n)] The street sections provided do not match those in the rezoning application
plan. Reference the Code of Development Street Specifications chart, and the application
plan page 4, for determining road sections. Also, there must be a 6' planting strip
between the curb and the sidewalk for all streets.
S. [32.5.6 (b)] Break down the parking calculations further to state how many parking
spaces are provided on street vs. in the parking lots.
9. [32.7.9] The `undisturbed' tree line does not match the grading. Revise.
10. [Code of Development] Provide entrances to buildings from the street and sidewalk side
of the building where possible. The buildings should front on the streets so that residents
will be able to walk and access other parts of the development and amenities provided at
Old Trail such as restaurants, coffee shops, the pool, etc and not have to drive. This is a
main principle of the Neighborhood Model.
11. [32.5.6 (p)] There are many conflicts with the street trees and utilities. Revise so that all
trees are outside of any easements. This may require adjustments to the utilities in order
to provide the required landscaping.
12. [32.7.9] Please note that a preliminary review of the landscaping show was provided. A
more thorough review will be done during final site plan. The approval of the preliminary
site plan does not approve all landscaping, additional landscaping/adjustments may be
required during final site plan.
